SUBJECT: COMFORT INN (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page
is a list of staff review comments detailing items that need to be addressed. The
next submittal will be the third and final review by staff for this round of reviews.
If all items have not been addressed on the next submittal, another $200
processing fee will need to be submitted for the subsequent set of three (3)
reviews. Please address the comments and submit the following information for
further staff review:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached
(please submit additional copies to be stamped for your records).
Two (2) revised site plans; and
One (1) landscaping plan.
If there are comments that you are not addressing with the revised site plan,
please attach a letter explaining the details. If you have any questions or need
additional information, please call me at 764 -3570.

PLANNING
1. Please show ownership and zoning of all abutting properties on the site plan.
2. Please take all sign information off of the site plan or add a note that all signs will be
reviewed and permitted separately.
3. Dumpster enclosure approach angle (45 degrees) is too sharp for the lane space
(25 feet). Enclosure needs to be rotated by 15 degrees in either direction to create
an approach angle of 30 degrees. Please ensure that parking islands remain a
minimum of 180 s.f. around dumpster area.
4. Please call out FDC location on site plan.
5. Provide a general note that all roof and ground- mounted mechanical equipment
shall be screened from view or isolated so as not to be visible from any public right -
of -way or residential district within 150' of the subject lot, measured from a point five
feet above grade. Such screening shall be coordinated with the building architecture
and scale to maintain a unified appearance.

LANDSCAPING /STREETSCAPING /BUFFER
1. Please check your landscape calculations, they are just slightly off.
2. Please label all open areas. (ie: are the islands grass or groundcover ?)
3. Provide a general note that 100% coverage of groundcover, decorative paving,
decorative rock, or a perennial grass is required in parking lot islands, swales and
drainage areas, the parking lot setback, rights -of -way, and adjacent property
disturbed during construction.

ENGINEERING
1. Provide Engineering drawings for the fire line.
2. As designed, the fire line is public and is required to be in a PUE. The PUE is
required prior to Site Plan approval.
3. Monolithic curbing is required.
4. Provide pavement detail indicating thickness and rebar size and spacing. Pavement
design is part of Site Plan approval.
5. Provide revised Water Design Report. As discussed, report should reflect credit for
fire sprinkler and resulting fire hydrant requirement.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

Please remember that the site plan cannot be stamped approved until the plat is
filed. Also, a building permit cannot be issued until all of the required
documentation is received to start the process of the Temporary Blanket

2. The Note on the Public Water Line to Lot 5B Sheet and on the Fire Line Profile
Sheet states that all public infrastructure to meet City of College Station
Specifications and Details. This shall include the requirements for thrust blocking,
structural backfill, and any others that are applicable and not shown on the plans.
3. Keep in mind that the Site Plan cannot be approved until the Plat is filed which is
contenginet upon the construction or bonding of the waterline that was required as
part of the plat.
