Item: Public hearing, discussion, and possible action on a Replat for Henton
Subdivision, Lots 1 and 2 and One Lincoln Place, Lot 2, consisting of 13.31
acres, located at 900 and 1010 University Drive aproximately 1100 feet west of
the intersection of Lincoln Avenue. (03- 00500099)

Staff Recommendations: Staff recommends approval of the final plat with the
condition that the attached Staff Review Comments No.2 be addressed.
Item Summary: This item is for consideration of a replat of Henton Subdivision
Lots 1 and 2 located at 900 University Drive and One Lincoln Place, Lot 2, Block
1 located at 1010 University Drive. The applicant is requesting to combine Lot 2
of One Lincoln Place with Lots 1 and 2 of Henton Subdivision and subdivide the
resulting 13.31 -acre tract into 4 lots. The property is currently zoned C -B,
Commercial Business. This replat meets zoning and subdivision requirements.
Access to all lots will be by means of a private street from University Drive. The
private street meets current spacing requirements of the Driveway Ordinance
and will align with an existing median break in University Drive. Lot 4R will also
have access to University from an existing shared access easement with Lot 3B,
Block 1 of One Lincoln Place.
A sewer main and water main are required for this subdivision. Plans for which
are under review by Staff.
Comprehensive Plan Considerations: The Land Use Plan shows this area to
be Regional Retail. The current zoning of the property as C -B is in conformance
with the Land Use Plan. The subject property is in the University Drive Overlay
District and will be required to meet all applicable requirements at the Site Plan
stage. The property has frontage on University Drive, a Major Arterial on the
Thoroughfare Plan.
