I am still reviewing the plat, but wanted to give you a "heads up" on a couple of issues: 1) The off -site sewer issue has not been resolved. I believe Brett has a letter in the works that might have gone out today, but had been waiting on comments from the City's various departments and divisions. 2) Platting and Site Plan issues overlap in your submittal. The utilities are part of the platting requirement; however, the street/private drive is a Site Plan issue. I have submitted your TxDOT driveway permit. We can wait for TxDOT's comments in order for your construction documents to be reviewed as submitted, or you can separate out the driveway information and we can review the utility documents for the plat. As a reminder, approval of the access easement via Platting does not convey driveway rights at Site Plan. Your property lines and associated easements are based on a driveway location that has not been approved. 3) You will need to extend public water to the boundary of your property with the E.L. Putz tract, either along University Drive, or along the boundary of Lot 1 and Reserve Tact A and then up to the C -B zoning boundary. I will re- submit the mylar with the following changes as discussed previously (refer to attached emails below). Changes: 1. Signage note - I will add a signage note consistent with the City memo dated August 18, 2004 which will read as follows: "For purposes of signage, Lots 1R, 2R and 3R are considered as one building plot and Lot 4R is considered as one building plot." 2. The 18' portion of the Private Access & Drainage Easement was increased to 30' 3. This is to get a sign at University for the Hilton Homewood Suites to be located on Lot 1R (Currently under design). Here is a question; it is most likely that Lot 3R will, at some time in the future, be replatted into a few more lots. This anticipated division will be driven by a future, and as of yet unknown, user(s) . Additional signs will be requested for these new Lots which are expected to front on University. At the time of subsequent re- platting, will we be able to revise the signage note to allow Lot 1R to share its signage with Lot ? ?R providing that the sign still meet ordinance requirements? There was a third issue of shared access from University between Henton Subd. & the Putz tract. I found out that this issue has been visited a couple of times in the past. The resolution was that the access easement would not be a platting requirement but would be required and addressed at the time of site development. Please inform as to if this is still the case.
