GRADING PLAN NOTES
EXCAVATION AND EMBANKMENT:
1. Prior to any excavation activity, the top six inches (6 ") of topsoil
shall be removed and stockpiled for reuse on the completed surface as
directed by the Engineer.
2. All embankment within the building and pavement areas shall conform
to City of College Station Specification No. 103. Each six inch (6 ")
layer shall be compacted to 95% maximum dry density per ASTM D698
(Standard Procter.) The contractor shall have the option of placing
either 12" of select fill or 6" of Lime stabilized subgrade immediately
beneath the 6" concrete pavement. Select fill shall have a Plasticity
Index between 5 and 17. Lime Stabilized subgrade shall have enough
lime to produce a pH of 12.4. See the Geotechnical Investigation for
additional information and requirements.
3. In Landscape areas, each layer of embankment shall be composed of
material so graded that the density and uniformity of the surface layer
may be secured by the Ordinary Compaction Method. Ordinary
Compaction consists of rolling and sprinkling each embankment layer to
the extent direct by the engineer. Each layer shall not exceed eight
inches (8 ") of loose depth and shall be compacted with rolling equipment
approved by the engineer. Compaction shall continue until there is no
evidence of further compaction. Prior to and in conjunction with the
rolling operation, each layer shall be brought to the moisture content
directed by the engineer and shall be kept leveled with suitable equipment
to insure uniform compaction of the entire layer. Should the subgrade,
for any reason or cause, lose the required stability of finish, it shall be
re- compacted and refinished at the contractor's expense.

CONSTRUCTION NOTES:
1. Length shall be as shown on the construction drawings, but not
less than 50 feet.
2. Thickness shall be not less than 8 inches.
3. Width shall be not less than full width of all points of ingress and
egress.
4. Stabilization for other areas shall have the some aggregate thickness
and width requirements as the stabilized construction exit, unless
otherwise shown on the construction drawings.
5. Stabilized area may be widened or lengthened to accommodate a
truck washing area. An outlet sediment trap must be provided for the
truck washing area.
6. Contractor to submit location of stabilized construction exit for
approval.

1. All contractor vehicles, including employee's vehicles, shall park within the
project site to minimize traffic on the public streets adjacent to the work site
entrance. Contractor will provide sufficient parking areas to accommodate his
vehicles. Any areas disturbed or destroyed by vehicular parking will be repaired
to original condition prior to completion of project.
2. Contractors shall ensure that no dirt from the project accumulates in the existing
streets. If dirt or debris from the project site accumulates on adjacent streets, the
contractor shall immediately clean those areas.
3. Contractor shall place erosion control protection at appropriate downstream
locations to minimize silt and debris from leaving the construction site and
entering the drainage system.
4. If required on the plans, the contractor shall maintain a vehicle wash down area
of sufficient size and in a location to facilitate cleaning his vehicles prior to leaving
the work site.
5. Once vegetation is well established contractor is responsible for removing all
temporary erosion control measures (i.e. silt fences, rock check dams, etc.)
6. Structural controls shall be installed as soon after clearing as practical and
maintained in good working order until the site is stabilized.
7. Alternate structural controls may be utilized if approved by Engineer.
8. The contractor shall comply with the TCEQ STORM WATER DISCHARGE PROGRAM and
is responsible for completing and filing the appropriate forms.

General Irrigation Specifications
01. All main lines are to be 5CH 40 PVC pipe.

05. All valve boxes (plastic) shall remain flush with finish grade for a
period of one year or will be raised /straightened at no cost to the Owner.
Oct. All irrigation components shall carry on unconditional one year
guarantee (materials and labor).
10. installation of all irrigation components shall be approved by
Landscape Architect, Owner or Owners' Agent before pipes
are covered.
11. All irrigation ditches shall be backfilied and tamped. Clods and debris
unearthed during trenching shall be removed from the site.
12. The Irrigation Contractor is responsible for complying with the City
of College Station codes and requirements.
13. The Contractor is responsible for obtaining any and all permits required
to perform work.
14. Complete coverage of designated irrigation areas is required to obtain
final acceptance.
15. Clean up is considered to be a part of this project and is the responsibility
of the Contractor. All drink containers and food wrappers shall be placed in
designated areas and disposed of properly,

GENERAL CONSTRUCTION NOTES:
1, it shall be the responsibility of the Contractor to verify the exact location of ALL existing underground utilities. Furthermore, the

2. All constuction shall be in accordance with the current City of College Station Standard Specifications for Street Construction and
City of College Station Water and Sewer Specifications. All inspection on public infrastructure shall be performed by the staff of the
City Engineer of College Station. All construction shall be coordinated with the City of College Station City Engineer.
3. In lieu of using the construction materials indicated in these plans, the Contractor shall obtain written approval from the City
Engineer for any substitution. Requests for changes should include product information and an engineers seal where applicable. The
contractor shall be financially responsible for the engineers time spent reviewing changes and redesigning based on contractors
requests.
4. Trench Safety Requirements shall be in accordance with O.S.H.A. Standard 29 CFR Part 1926 Subpart P. For general
requirements, see Trench Safety sheet for details.
S. TRENCHING AND BACKFILLING: The backfilling of all trenches within structural areas shall be accomplished with cement
stabilized sand placed to within 6" of pavement subgrade. The backfilling of all trenches outside of structural areas shall be placed so
as to achieve 85 percent Modified Proctor Density. All backfilling shall be between optimum and 4 percent (4 %) wet of optimum
r.ioisture content. Testing shall be provided by a certified laboratory at the Owner's expense to verify these standards. Any retesting
due to substandard work shall be at the expense of the Contractor. Structural areas shall include all sidewalk footprints and shall
extend 5' beyond the curb lines of all streets, alleys and paddng areas.
6. It is the responsibility of the contractor to comply with all State and Federal Regulations regarding construction activities near
energized overhead power lines. Additionally, the contractor shall coordinate all proposed work and procedures with the City of
College Station Electrical Division.
7. Where a contradiction between plans and specifications occur, the plans shall be ruled as superior.
8. All materials and labor not identified as a Separate Bid Item shall be considered subsidiary to the item in which it is used.
9. The Contractor must provide construction staling from the information provided on these plans.

17. Contractor shall install 2 4" Grey Schedule 40 PVC conduits as shown, 48 "below finished grade and install pull string in conduit.

GENERAL NOTES
All roof and ground– mounted mechanical equipment shall be screened from view or isolated as not tobe
visible from any public right –of way or residential district within 150' of the subject lot, measured from a
point five feet above grade. Such screening shall be coordinated with the building architecture and scale to
maintain a unified appearance.
All proposed public utility infrastructure shall be covered by a blanket easement until a formal easement is
approved.
All sanitary sewer :hall meet building code regulations and be inspected by the City of College Station building
official.
Contractor shall coordinate with College Station Utilities, 764 -3660, prior to connecting to existing 8" waterline.
Contractor shall call for electrical line locate to existing transformer to assure electrical lines are located in
the center between Building 5 &6. A 10' PUE will be granted to cover this electrical line and transformer.
To achieve a straight pavement edge for future expansion for Phase 111,
the Contractor shall pour pavement to the edge of pavement line shown
here and on the Paving Plan. The alignment of parking stalls does not
lend itself to placing temporary curbing at the edge of pavement.
Therefore the temporary curbing shall be placed as shown. This
temporary curbing will be removed with Phase III construction.
