SUBJECT: HENTON SUBDIVISION - REPLAT - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, , 10:00 a.m.,
your project will be placed on the next available Planning and Zoning Commission
meeting scheduled for, , 7:00 p.m. in the City Hall Council Chambers, 1101 Texas
Avenue.
Two (2) copies of the revised final plat;
Parkland Dedication in the amount of $ must be submitted prior to the
filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions

STAFF REVIEW COMMENTS NO. 1
Project: HENTON SUBDIVISION - REPLAT - 03- 00500099
ENGINEERING
Engineering comments on submitted construction documents will be issued separately.
1. Water line must be extended to boundary with EL Puts property. Provide
construction documents and sealed engineers estimate.
2. The designation of "Reserve Tract" is not applicable since the lots are currently
platted. Please designate as platted Tots.
3. Replatted Tots need "R" designation.
4. The existing access on One Lincoln Place is not Forest Drive.
5. Remove building line and parking setback from the plat. This is a zoning regulation
not a platting issue and will be implemented at Site Plan.
6. Since this is not a vacating plat, show all existing platted easements. Easements
may be abandoned at a later date.
7. Original Plat of Henton Subdivision shows a 20 -foot easement along western
boundary of Lot 2. Please reflect this on the replat.
8. Show layout of Lot 3, One Lincoln Place as currently platted.
9. Provide access easement to EL Putz property along boundary at University Drive.
10. Provide volume and page numbers of easements shown in insets as " ? ? ? ".
11. How is transition of 28 -foot PAE /PUE to 34 -foot PAE and separate 15 -foot and 23-
foot PUEs handled?
12. Remove "proposed" from the replat. Easements will be dedicated by the plat.
13. Change designation of Utility Easement (UE) to Public Utility Easement (PUE).
14. Change Vacating Plat to Original Plat.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines (including street lights).

ENGINEERING
1. Remove "To Be Abandoned By Separate Instrument" from 20' Public Utility
Easement along property boundary with western adjacent property. This
PUE is required.
2. Storm Sewer will not be public. Please remove from PUE. Because the
storm sewer crosses property lines it will need to be placed in Private
Drainage Easement.
3. Show transition from Private Access and Public Utility Easement to Private
Access Easement between Lots 1R and 3R. Where does PUE end?
4. Remove "Private Road" designation from the existing access easement along
Lot 4R property line. This is an access easement.

ENGINEERING REVIEW
COMMENTS No. 1
1. Is proposed access a private street or drive? If it is a street it will have to
meet minimum street design criteria; i.e. crown, minimum horizontal curve
cul -de- sac /turnaround. If it is a private drive, it is a Site Plan issue.
2. Storm sewer cannot be private nor within a PUE. Remove from PUE or add
private drainage easement designation.
3. Water lines crossing access easement need to be in PUE. Unless the lateral
line is designated as service line, then it will need to end in blow off.
4. All water line crossing of sanitary sewer will have joint centered over sanitary
sewer per TCEQ regulations.
5. Unless we know what the lines will be serving, the 12x8 cross on Water Line
A will not be allowed (Site Plan issue). Plan call does not match call on
profile.
6. Minimum 42" bury of water line under concrete pilot channel.
7. Add note that the water line shall be installed at a minimum of 9 feet from a
manhole. If Tess 9 feet, than water line shall be encased per TCEQ
regulations.
8. Sheet W -3: Minimum 42" bury. Is there a finished grade?
9. Sheet W -4: Size -on -size tap not allowed.
10. Detention pond is a Site Plan issue.

ENGINEERING REVIEW
COMMENTS No. 2
1. A minimum 3.5 -foot bury is required on waterline in detention pond area.
See Sheet W -1 Sta 5 +87 to 5 +00.
2. Show or note on the drawings the location /extents of the required cement
stabilized sand embedment and encasement pipe /ductile iron pipe, as they
pertain to the waterline /sewerline crossings.
3. Relocate fire hydrant assembly to 8x12 cross at Sta 191.85. This will aid in
flushing Water Line "B" and negate the need for a blow off.
4. Add gate valve to Water Line "B" for line isolation.
5. Revise Engineer's Estimate to incorporate staff comments and provide
sealed copies.
