SUBJECT: WEST POINTE BUILDING CENTER (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
One (1) revised site and landscaping plan;
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call Jennifer Flanery at
764 -3570.

PLANNING
1. Please call out the zoning and ownership of the subject property, and the current
zoning of all abutting parcels.
2. Be aware that the plans cannot be approved prior to the rezoning of this property to
C -1 General Commercial.
3. Please locate adjacent driveway / curb cuts or access easements in relation to the
proposed curb cuts along Old Wellborn Road.
4. Please show all existing easements on -site, including the 10 -ft Public Utility
Easement on all sides of the property (except the front). You must also show the
platted 40 -ft by 40 -ft access easement that is shared with the property to the south.
5. The 20 -ft Public Utility Easement at the front of the property is a platted easement.
Please remove "proposed."
6. The southern most drive should be shifted to lie within the platted access easement.
The minimum driveway width is 24 ft. and the maximum width is 36 ft.
7. In addition to the floodplain note provided, please call out the FIRM map that shows
that this is not within the 100 -year floodplain.
8. Please delineate which portions of the building are retail and which are warehouse.
9. Please dimension the typical parking stall and call out any others that vary. If the
stalls are only 18 -ft long you must have room for a 2 -ft overhang. If the overhang is
onto a sidewalk then the sidewalk must be 6 -ft wide.
10. Please provide a screening gate for the dumpster enclosure because the opening
faces directly to the public right -of -way. You may also angle the enclosure so that
the dumpster is not seen from the right -of -way (and the gates would not be needed).
11. Please call out the height of the proposed screening fence for the dumpster. (8 -ft)
12. Please dimension the dumpster pad (min. 12' x 12').
13.You will need to extend the fire lane around the property in order for the entire
building to be covered by the 150 -ft arc from a fire lane or provide turnaround.
14. Please show the location of the Fire Department Connection (within 150 feet of the
future fire hydrant).
15.AII public lines and meters must be located within public right -of -way or a P.U.E.,
including the fire line and fire hydrant.
16. Please locate the transformer and NC units. These will need to be screened from
the right -of -way and adjacent properties.
17.The minimum concrete surfacing requirement for a fire lane is 6 inches with #4 bars,
18 inches on center.
18.The curb detail provided is not acceptable. Please see the attached curb details
that are acceptable.
19. Shrubs used for screening of parking spaces must be at a minimum 3 feet on
center.
20. Please recalculate your landscape requirements. Do not subtract the area of the
landscape reserve.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

PLANNING
1. After a conversation with Mr. Moreau about potential lease spaces, you will
need to delineate the tenant lease spaces. Three or more retail uses will
make this a shopping center requiring 1 parking space for every 150 square
feet. Two or fewer retail uses require a parking determination of 1 space for
every 250 square feet.
2. Please show the zoning of this property as C -2 Commercial Industrial on the
site plan. Don't label the zoning as proposed because the zoning must be in
place for the plans to be approved.
3. Please show the curb along the southern property line. The curb within the
access easement must be a knock off curb to connect to the adjacent
property at a later date.
4. The minimum driveway width is 24'.
5. Please dimension the distance from the proposed driveway at the northern
end of the property to the platted access easement on the adjacent northern
property.
