Dear Ms. Flannery,
Rogers Engineering Services (RES) has addressed the comments made by the City dated
February 28, 2003 in regards to the site plan submitted for the West Pointe Building
Center. RES has responded to each point as follows:
1) Zoning of subject property and abutting parcels added to sheet C1.
2) Waiting on City for rezoning hearing.
3) Dimensions to adjacent driveway and building added to sheet C1.
4) All public utility easements and access easements shown on sheet C1.
5) "Proposed" easement changed to "existing" easement on sheet C1.
6) Southern most driveway relocated to southern property line. Driveway currently
occupies access easement. Alterations shown on sheets C1 -6.
7) FEMA FIRM Panel denoted on sheet C1.
8) Building usages denoted on sheet C1.
9) Parking stalls dimensioned on sheet C2. Front parking lot moved to accommodate 6'
wide sidewalk at front of building on sheets C1 -6.
10) Note for wooden screening gate added to dumpster pad area on sheet C1.
11) Height of screening fence added to dumpster pad area on sheet C1.

12) Dumpster pad dimensioned (18'x18') on sheet C1.
13) Fire lane relocated around proposed building on sheet C1.
14) Fire department connection dimensioned to future fire hydrant on sheet C4.
15) Future fire hydrant moved within public utility easement on sheet C4.
16) Area for mechanical /electrical units set aside adjacent to proposed building on sheet
C1.
17) Fire lane pavement increased to six (6) inches thick reinforced with #5 bars at eighteen
(18) inches on center each way.
18) Curb detail on sheet C3 revised to meet City standards.
19) Shrubs for screening of parking spaces spaced at three (3) feet maximum on center
on sheet C6.
20) Landscape points recalculated, landscape reserve not subtracted from point totals on
sheet C6.
