Dear Ms. George:
As specified in your Memorandum dated April 24, 2003, please accept this letter which transmits 2 blue-
line copies of the corrected Final Plat for the proposed Westfield Phase 2B Subdivision. This revised
final plat is being submitted so that it may be placed on the next Planning and Zoning (P &Z) Commission
mee:ing that is scheduled for May 15, 2003.
The changes to the originally submitted Final Plat (FP) reflect the incorporation of the staff review
comments outlined in the document entitled Staff Review Comments No. 1 and dated April 24, 2003. If
the incorporated corrections are acceptable and are approved by the P &Z Commission, we will forward
one (1) mylar copy of the revised FP to you under separate cover. We will also e -mail an electronic copy
of the plat to N. Manhart at nmanhartra ;ci.college- station_tx.us, as well as a copy to Mr. Ronnie Bolin at
rbolin t ci .college- station.tx.us
The construction drawings have also been corrected in accordance with the previously referenced Staff
Comments and two sets of the corrected construction drawings are being submitted under separate cover.

Re: Estimated Construction Cost for Infrastructure Improvements Associated With the Proposed
Westfield Phase 2B Subdivision; College Station, Texas
Dear Mr. Thompson:
Please accept this letter that presents the engineering cost estimate prepared by CSC Engineering &
Environmental Consultants, Inc. (CSC) for construction of the infrastructure improvements associated
with the development of the proposed subdivision known as the Westfield Subdivision Addition Phase
2B.
The costs are presented as line items on the accompanying table for the different elements of site
development, i.e., Site Work, Water Line Construction and Services, and Sanitary Sewer Line Services.
Please note that there are no Storm Drain or Storm Sewer elements in the proposed improvements. As
you might remember, all of the storm water flows will be to existing curb inlets and storm sewer piping
that were part of the Phase 2A and Phase 3A improvements of the subdivision and which have already
been constructed.
As indicated in the table. the estimated `raw construction" costs of the improvements is $105,092.75 and
the total cost including estimated engineering and surveying fees (15% of construction costs) and a 5%
contingency is $126,111.30.
CSC appreciates the City of College Station's attention in reviewing the documents submitted for the
proposed project. Please do not hesitate to contact me should you have any questions regarding this

Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, May 5, 2003,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, Thursday, May 1b, 2003, 7:UU p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.

Dear Mr. Thompson:
Please accept this letter which transmits two (2) blue -line sets of the corrected construction drawings for
the proposed infrastructure improvements associated with the proposed Westfield Phase 2B Subdivision.
The revised final plat has already been submitted so that it may be placed on the next Planning and
Zoning (P&Z) Commission meeting that is scheduled for May 15, 2003.
The changes to the originally submitted construction drawings (CD) reflect the incorporation of the three
(3) staff review comments outlined in the document entitled Staff Comments No. 1 and dated
Ap'-i . 24, 2003. CSC incorporated our subsequent discussions and facsimile transmissions concerning the
first cone 3rcnt involving the re- routing of the water line between Springfield Drive and Meadow View
Drive. The water line on the submitted plans is situated within the public utility easement between the
lots rather than along Graham Road because of the congested condition of the existing utilities within the
Graham Road easement. The second and third comments regarding relocation of the silt fence to public
property and the changing of the verbiage POTABLE WATER LINE in Detail 1 on Sheet C9 are also
included in the submitted set of drawings.

Also enclosed is an original Mylar for the above subject subdivision. Also enclosed is an
originally signed copy to be returned to our office upon recording. I have enclosed a self -
addressed Airborne Express Airbill and envelope so that we may receive it by overnight
service.
