Morgan, Mitchell & Morgan, L.L.P., Via fax 260 -3564 FROM: Bridgette George, Assistant Development Manager SUBJECT: GATEWAY SUBDIVISION (REPLAT) - Final Plat Staff reviewed the above - mentioned final plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, May 5, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for, May 15, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; One (1) Mylar original of the revised final plat; and One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart @ci.college - station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed your project will not be scheduled for a Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Plat does not close. One error appears to be in the NW property line length dimension. Scales to — 700 -ft. 2. PAE /PUE on Lot 2RA was by replat of adjacent lot. 3. You may show the access easement on Lot 2RE as you wish. Please note, the owner has been notified that access to SH 6 will not be granted to this property. The access easement proposed will be for Lot 2 to access the current drive on Lot 3 Block 1. However, the owner of Lot 3, Block 1 must grant reciprocal rights in order to facilitate a joint use. In addition, the rezoning of this property to CB limited the number of access points to this site from SH 6. 4. Show current, regulatory floodplain and note regarding current map. 5. Developer pours transformer pad(s) per city specs and design. 3. Developer installs pull boxes as per city specs and design.(pull boxes provided by the city. 4. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines. 8. Please reposition tee for hydrant to a location on the main more suitable for future maintenance: -Sta 4 +30. If hydrant lead is Tess than 18 -ft, no profile is required. 2. My information does not show an existing branch to the east off the existing 8" line. You may not TAP an 8" line with an 8" tap. Home Depot plans show the line changing from 8" to 12" in this location. You may wish to tap the 12" line or cut a tee into the 8" line. Please revise plans.
