(03- 00500102) Applicant: Veronica Morgan, P.E. for C.S.I. & Associates, Inc. Staff Recommendations: Staff recommends approval of the Replat. Item Summary: This item is for the consideration of a Replat for Lot 2, Block 1 Gateway Subdivision. The Applicant wishes to subdivide this commercial lot into 5 Tots. The subject property is currently zoned C -B with Overlay District. All Tots meet the minimum lot dimensions per the zoning requirements. The property is currently in the floodplain, however a fill permit has been issued for Gateway and a revised map will be issued with a LOMR -F. The resultant floodplain is shown for informational purposes, only. In E 8 .E 6 addition, I have included the bid from Elliott Construction for the same. The _ E c6 engineer's estimate priced the 8" PVC waterline at $35/LF, significantly higher than c w °' °1 c the $17.25/LF estimated by Elliot Construction. The majority of the cost difference �c : > « to between the engineer's estimate and the attached bid is attributed to this discrepancy. 1 W u _ °es °' talked with Scott Elliott this morning and confirmed that this bid price is indeed accurate, and that they are willing to perform this work at the said price. Due to our conversation, I feel comfortable deferring to the Elliott bid price as the actual cost to loo do this work. As you know, an engineer's estimate is simply a means by which we a: ui budget and estimate for projects. Anytime we have an actual bid price for a project it C ' more accurately reflects the cost to complete the work. We have all of the documentation that we need for our files re: the outdoor display areas. As you're aware, much of the parking lot is visible from the Highway 6 Frontage Road. I think the display areas shown near the contractor's entrance and in the south end of the parking lot are a good compromise. One of Home Depot's portable building suppliers discussed the idea of creating a "village concept" by lining up a variety of building types available that face Highway 6. Other materials for sale would behind the row of front building facades and only visible from the internal parking lot. The planner in me really likes this idea especially for the display area at the south end of the parking lot. If this is something Home Depot is interested in, I would definitely encourage it. This is not a requirement, only a suggestion. Home Depot has done an outstanding job with their overall site development and landscaping and were excited to have them in our community. I have not heard back from Home Depot definitively yet on the plan, but I will just stick my neck out a little in order to get this finally resolved. I think your solution is a good one and one that will work well for Home Depot. Do we have to document or augment our previous Site Plan Approval in any way?
