SUBJECT: BAYLISS LEASE SPACE - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review and approval
of the construction documents:
Six (6) complete sets of construction documents for the proposed
development with the revised site and landscaping plans attached;
Two (2) revised site; and
One (1) landscaping plan.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

PLANNING
1. Please change the title block to reflect the correct zoning of this property, which is
C -2.
2. Sheet 2 of 3 "Proposed Site Plan" is missing information in the northern part of the
site. There is no curb cut or parking shown as there is on the landscape plan.
3. Please provide the ownership and current zoning of ALL abutting parcels.
4. In your parking analysis please change the square footage of wholesale area to
match what is shown on the site plan. Also, please change the parking analysis to
read "total wholesale area," and not "total retail area."
5. Please dimension a typical parking space dimension and call out all of those that
are not typical.
6. Please dimension all building setbacks on the plan.
7. Please call out type of easement for all easements on site (Public Utility, access,
etc.). If it is dedicated by separate instrument, please call out volume and page.
8. Please note on the site plan that an irrigation plan must be approved by the City
prior to C.O.

ENGINEERING
1. Show location of proposed irrigation meter.
2. You will need individual meters if you plan to bill each tenant for water. You can
have a public master meter and then install private meters and bill yourself, or install
all individual public meters. All public meters need to be located in a public utility
easement.

1. Developer installs conduit per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser poles. Developer installs
first 10`. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

7. Developer provides temporary blanket easement for construction
purposes.
8. Developer provides easements for electric infrastructure as installed for
electric lines.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

* *As previously discussed, future C.O.s will not be issued for this property until
the parking area is up to code and built in accordance with the approved site
plan. This includes all curbing shown on the site plan and proper designation of
the fire lane. Also be aware that an irrigation plan is required prior to C.O. (this
was a previous comment on the approved site plan).
1. Please dimension the turn around located at the end of the rear parking area. The
maximum depth allowed is 4 feet.
2. The curb detail that you have provided is a monolithic curb and gutter. If this is not
what you intend to install please provide a detail of the correct curb.

used?
2. You can only discharge to the location that is proposed (concrete flume) at the
rate it is discharging prior to these improvements. Please provide documentation
to show that you are not exceeding the flow that currently exists.
