(03- 00500115) Applicant: James H Woods, agent for Southwood West Staff Recommendations: Staff recommends approval of the final plat as submitted. Item Summary: This item is for the consideration of the Final Plat for Edelweiss Business Center Lots 7 and 8, Block 2 of the Preliminary Plat approved by the Commission in 1997. The property fronts on Wellborn Road (FM 2154) which is designated a major arterial on the City's Thoroughfare Plan. Lots 7 and 8 are 1.217 acres and 1.206 acres, respectively. The property is zoned C -1, General Commercial, and is in compliance with the zoning ordinance and subdivision regulations. In accordance with the rezoning, a 25 -foot landscape buffer is shown along the back of Lots 7 and 8, the common boundary with Edelweiss Estates, a residential subdivision. The Final Plat is in compliance with the Land Use Plan, which shows the property as Retail Regional. An 85' private access easement is located along the front of the property. Access from Wellborn Road was limited to every other lot by the Preliminary Plat. Budgetary & Financial Summary: This property is located in Sanitary Sewer Impact Fee Area 92 -01. Impact Fees will be due at time of building permit. Current fees for this area are $232.04 per living unit equivalent (LUE).
