INTRODUCTION
This study is intended to describe the effects upon the drainage system that result from the
improvements to a 1.283 -acre development. It shows that the proposed conditions do not cause
adverse impacts on downstream properties.
LOCATION
The site is located in College Station, near the intersection of Holleman Drive and the
southbound frontage road of Earl Rudder Freeway (Hwy. 6). The site is bounded by Earl Rudder
frreway to the east, Holleman Drive to the north, property owned by JPJ Investments to the west and
Wolf Pen Creek to the south.
DESCRIPTION
The site for the Cavender's Boot City expansion includes a total of 1.283- acres, but only
0.33 -acres of that area is effected by the proposed construction. The new construction includes a
7000 sq. ft. building expansion to the existing structure along with approximately 6500 sq. ft. of new
parking area. The new construction is currently covered by concrete that is part of the existing
parking lot. The land slopes generally southward and is drained by a storm drain system locate in
the south corner of the site The stormwater from this site drains directly into Wolf rati,Creek and
eventually the Navasota River.

The site lies in the drainage basin of Wolf Pen Creek, which is a tributary of the Navasota
River. A portion of the site is located in a flood area labeled Zone X according to the Flood
Insurance Rate Maps for Brazos County, Texas and Incorporated Areas, Map No. 48041C144 C
effective July 2, 1992 as prepared by the Federal Emergency Management Agency (See Exhibit A).
Zone Xis defined to be areas of 500 -year flood; areas of 100 -year flood with average depths of less
than 1 foot or with drainage areas less than 1 square mile; and areas protected by levees from 100 -
year flood.
STORM DRAIN SYSTEM DESIGN
No storm drain system is proposed with this development. The site will drain into an
existing system located in the south corner of the site. This system has been analyzed to assure
adequate capacity for the new development. Exhibits C -1, C -2, and C -3 contain the data showing the
analysis. Exhibit C -1 gives the runoff calculations for the drainage areas. Inlet sizing computations
are shown in Exhibit C -2, and Exhibit C -3 shows the pipe slope calculations based on Manning's
equation. All computations use the parameters provided in the DPDS.
DETENTION REQUIREMENTS
This site is located adjacent to Wolf Pen Creek, which is defined as a primary channel in the
City of College Station Drainage Policy and Design Standards. The DPDS states:
The policy of the City is to encourage the rapid conveyance of stormwater through and out
of the City within the primary system.
For this reason no detention has been included with this site. Additionally, the majority of the new

development on this site is located in an existing concrete parking lot. The new drainage conditions
have a small change in the amount of runoff from this site
CONCLUSION
This site is located adjacent to a Primary Channel defined in the College Station Drainage
Policy and Design Standards. Therefore, stormwater runoff from this site is released directly into the
primary channel with no detention. The existing drainage system for this site has been analyzed and
determined to meet the requirements as stated in the City of College Station Drainage Policy and
Design Standards.
