SUBJECT: Site Plan Application
Chi Omega Residence

To whom it may concern:
Please find enclosed an application for Site Plan Review in accordance with your published
requirements. Preliminary "in- person" review took place on 8 September, with input coordinated
herein. Included are two checks, for $200. each, covering the Application Fee and the
Development Permit Application Fee.
The proposed additions and renovations to the Chi Omega Residence (originally constructed in
1978 and enlarged in 1984) are illustrated in the attached drawings. Please note the following
special items:
1. A copy of a topographic survey, performed by Carlomanglo Surveying Inc. of Bryan,
Texas, is attached and confirms flood plain clearance and legal description.
2. A copy of calculations by Maly & Associates Inc., Civil Engineers of Longview, Texas
illustrating runoff from roofs and courtyards into the proposed valley gutter. There
are references to the existing piped design (which fails during heavy rains) that are
superceded by the valley gutter design shown on the drawing.
3. A collection of photographs which may assist your review.
4. There are no new retaining walls proposed, but I have included photograph # 3, which
shows the existing one.
5. Photograph # 1 shows a proposed valley gutter outfall, with modifications to the
existing curb gutter as suggested by your office.
6. Accessible parking count has been determined by Carl Warren of the City of College
Station Building Inspection Department.
7. My interpretation of your requirements indicates no fire lane required for this plan.
Please advise if this is not the case.

Please find attached responses to your Development Permit Review. One copy of Erosion Control
Plan is enclosed per your general requirement. You published requirements specifically state that spot
elevations are acceptable where appropriate and I have discussed this as acceptable with Jennifer
Prochazka and Carol Cotter. Our Site Plan as submitted has complete existing and proposed spot
elevations. In these tight quarters, I think contours would be of little use.
Also enclosed is one complete set of Bidding Documents for the building additiona nd revnovation. the
revised Site Plan, Erosion Control Plan, and Landscape Plan are attached.
Responses to "Planning Comments ":
Site Plan has been modified to 1 " =20' -0" scale, the largest engineering scale fitting on the sheet.
Site Plan and Landscape Plans are coordinated.
$lam New paving is sharply delineated from existing paving on the Site Plan - see pattern designation
under General Notes.
1/ No changes are proposed around the existing dumpster area. Per your note #18, we will not
add any screening.
$V Dimensions shown are for new parking spaces. Parking spaces that have no dimension shown
are existing.
i V All parking spaces in new paving are 18' -0" length, with lawn space for the required 2' -0" over-
hang (per Jennifer Prochazka 17 Nov 03)
17 The only proposed islands on the Site Plan are the two [shown with 180 sf areas marked. All

Please note that we have deleted modified end islands. End islands are all as existing.
I(/ Curb detail has been modified to meet your requirements.
Understood - R -6 is the appropriate zoning per Jennifer Prochazcha.
The sidewalk is being dropped 6" to provide accessible ways. We show the 6" curb behind the
V walk to enclose the perimeter of the paving as you prescribe.
These planters are existing and will be removed as shown.

J 24' -0" curb cut width now shown in front of the four parking spaces with greater than 60
angle. For the four spaces with 45 angle, the drive width is 20' -0" as permitted in City of College
Station requirements.

6. Accessibility ramps are shown on Site Plan serving front and side entry/egress points. These
ramps are TAS compliant.
7. The curb ramp is detailed and is used in the the three locations shown and keynoted #23.
8. There are no known existing easements and none proposed. Water meter is shown for place-
ment in ther ROW on the Site Plan. Location is incorrectly shown on the Plumbing Site Plan
Sheet P -1, corrected by supplemental drawing attached.
Responses to "Electrical ":
1. General Notes on Site Plan requires Electrical Trade Contractor to install secondary conduit in
strict accordance with City of College Station requirements.
2. Disc attached.
3. Load data can be found on Sheet E-
4. General Notes on Site Plan require Elctrical Trade Contractor to coordinate relocation of URD
with City of College Station.
Responses to "Miscellaneous ":
1. Irrigation system is existing and will be modified. Irrigation design is not part of this scope of
work and will be submitted for approval prior to construction of irrigation system. System will
comply with City of College Station Ordinance #2394.
