SUBJECT: BRIDLE GATE ESTATES PH 2 (FP) - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, November
10, 10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, November 20, 2003, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
Parkland Dedication in the amount of $15,012 must be submitted prior to
the filing of the final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions
or need additional information, please call Spencer Thompson or myself at 764.3570.

1. Please provide at least a 5 -ft PUE on lots along Bridal Court due to proximity of
proposed utilities in ROW.

Staff reviewed the above - mentioned engineering documents as requested. The
following page is a list of staff review comments detailing items that need to be
addressed. Please address the comments and submit the following information for
further staff review and approval of the plans:

ENGINEERING REVIEW
COMMENTS No. 1
These comments are in relation to the required construction documents for Bridal Gate
Estates Phase 2.
1. Sheet 1: Please note, plans show existing sewer line section. If this line is NOT in
this location, elevation, slope, etc, provisions will need to be made to redesign sewer
line to meet TCEQ/ City requirements.
2. Sheet 1: include air relief on water line at high point.
3. Sheet 1: due to proximity of water line to ROW, the fire hydrant should be designed
with a horizontal 90 -deg ell so that it is not in a private yard.
4. All infrastructure within 5 -ft of roadway is required to have structural fill embedment.
Please add detail depicting structural fill areas and structural fill embedment details.
If cement - stabilized sand is specified, include detail.
5. Add 2 -in sand cushion to sidewalk detail.
6. Note states "All sewer services shall be 6 -in dia. And made of the same material as
the sewer main." Detail on Sheet 3 shows 4 -in service lines. Service lines are
required to be SDR -21 or SCH 40.
7. Show stationing of sewer laterals.
