SUBJECT: SPRING CREEK CORPORATE CAMPUS (PP) - Preliminary Plat
Staff reviewed the above - mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
November 10, 10:00 a.m., your project will be placed on the next available Planning
and Zoning Commission meeting scheduled for November 20, 2003, 7:00 p.m. in the
City Hall Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college- station.tx.us
Upon receipt of the required documents for the Planning & Zoning - meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Spencer Thompson or

Project: SPRING CREEK CORPORATE CAMPUS (PP) - 03- 00500270
ENGINEERING
1. Because this project will be developed in more than one phase and includes more
than 50 acres, a Master Plan is required per Section 3.3.H.1.a. of the Unified
Development Ordinance.
2. When a Preliminary Plat is submitted for this project, you must show how each tract
is to be served by water, sewer, and access.
3. Please submit large scale drawings, referenced as Sheet 2 & Sheet 3.
4. The maximum block length is 800 -feet. A variance to this requirement will need to
be requested.
5. Show the portion of the Marsh - Reeves Tract that is currently owned by the City as
owned by the City of College Station. Please show Lakeway Drive as extending
through this City owned parcel.
6. Please correct the surrounding property owner information, for instance, Creagor is
now Spring Meadows. The City of College Station now owns the property along
Greens Prairie Road to be used for Fire Station # 5 and the City of College Station
park property that is located north of the landfill.
7. With the large right -of -way width, what roadway section is planned?
8. Please show accurate submission date.
9. The City has a FEMA approved floodway map for Spring Creek from Highway 6 to
Greens Prairie Road.
10.Are there any pipelines to be relocated?
11. Please show topographic information including contours at 2 -ft intervals, wooded
areas, and flow line elevations of streams.
12. Show base flood elevation of the stream.
13. Instead of calling out the property to be dedicated as greenways as lots, please use
the language "public greenways dedication" to describe these areas.
14. Please call out all existing easements.
15. Utility easements are required at the rear of all lots. These easements must be 20-
feet in width, taken 10 -feet from each lot where the rear of the lots abut each other,
and must be continuous for the entire length of the block.
16. Please show storm drainage structures.
17. This property is within the 97 -01 Impact Fee area.

1. Developer installs conduit as per city specs and design.
2. Developer provides 30' of #4 rigid conduit for riser pole(s). Developer installs first
10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design. (pull boxes provided by
the city).
5. Developer provides digital AutoCAD 2002 version of plat and /or site plan. Email to

ENGINEERING
1. On Sheet 1 of 3 there is a "property" line shown across Lot 13. This line does not
appear on Sheet 2 or Sheet 3.
2. It appears Lot 14 does not have sewer service.
3. Is Lot 15 intended to be sewered by the line across Lakeway?
4. Note 5 is not somewhat inaccurate. Whereas the floodway for Spring Creek does
not appear on the FIRM panel, it is still a FEMA approved, regulatory floodway
(LOMR #99 -06- 1960).
