The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and the necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Please remove sign information from the site plan or state that all signs will be permitted separately. 2. Because this property is located within in the Overlay District, elevation drawings and color samples must be submitted and approved before the site plan can be approved. 3. Provide a general note that all roof and ground- mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right - of -way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 4. Please provide ownership and current zoning of this property and all abutting property. 5. Please provide a parking calculation including the parking ratio required by Ordinance. 24 parking spaces will be required for this development. (1/100 ratio) 6. Please provide all building setbacks, including the additional setback required in the Overlay District on the site plan. 7. Please dimension the drive aisle widths along the southern property line and in the west side of the parking lot on the site plan. 8. Please show fire hydrant location on the site plan. 9. Please show that the "Green Area" on the southern property line is curbed. 10. Is a knock off curb proposed across the access easement between the subject property and the property to the north? 11. Please show pavement information on the "concrete driveway access (by others)." Is this a dumpster approach? Is it existing? Is it fire lane? What is its width? 12.As discussed at the Pre - Application Conference, you will need room for backing maneuvers between the parking spaces and the queuing space for the drive thru. Please make sure that the proposed size of the plantings in the legend match the notes provided in the legend. Some of the proposed sizes and the notes associated with those plantings would earn different point values. 2. The Landscape calculations show that all canopy trees are all 3" caliper, but the legend calls out 2.5" and 4" caliper trees. Please reconcile. 3. The minimum cane diameter for a non - canopy tree is for a single trunk. Please note this on the plan. 4. Please add screening shrubs adjacent to all parking spaces that are visible from the right -of -way. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Page 2 of 3 5. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. Is the curbing along the access easement striped? It appears that where the curbing is being removed along the access easement should be striped as well. I will be glad to add a note to the plans.
