SUBJECT: INDIAN LAKES SUB PH 2 - Final Plat
Staff reviewed the above-mentioned final plat as requested. The following page is a list of staff review
comments detailing items that need to be addressed. Please address the comments and submit the
following information by Monday, April 5, 10:00 a.m., to be scheduled for the next Planning & Zoning
Commission meeting on Thursday, April 15, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101
Texas Avenue:
Two (2) copies of the revised final plat;
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college-station.tx.us; and
The Mylar original of the revised final plat with the owner and County Judge's signatures
(will be required after the County's approval).
Upon receipt of the required documents for the Planning & Zoning meeting, your project will be
considered formally filed with the City of College Station. Please note that if all comments have not
been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting.
Your project may be placed on a future agenda once all the revisions have been made and the
appropriate fees paid. After the Planning & Zoning Commission has approved the plat, please
submit seven (7) copies of the plat with any required corrections to the City of College Station.
City staff will check for all approved items and forward the plat to the County. If you have any
questions or need additional information, please call Spencer Thompson or myself at 764.3570.

ENGINEERING
1. HOA Lot 14 does not meet minimum lot width requirement. No variance was
requested.
2. Construction documents included Phase V but no Final Plat was submitted.
3. Construction documents show a 20-ft PUE along the rear of Block 7. Plat does not.

BRAZOS COUNTY
1. Show 50' setback lines throughout the plat as was shown on Ph I.
2. At location where HOA Lot 14 connects to Mesa Verde Dr., the dimension shown of
61.96' is too short. All lots must have at least 70' of frontage.
3. Show either radius or diameter of cul-de-sac throughout the subdivision.
4. On sht. 1 of 2 at location where HOA Lot 14 connects to Mesa Verde Dr. there is a
drainage channel going under Mesa Verde Dr. We need at least a 25'X 50' culvert
maintenance easement (also needs to be added to construction plans).
5. On sht 2 of 2 at location where HOA lot 1 connects to Mesa Verde Dr., we need at
least a 25'X 50' culvert maintenance easement (also needs to be added to
construction plans).
6. At HOA Lot 8, where it connects, in two places, to Mesa Verde Dr., we need a min.
of 70' of road frontage.
7. We also need the same at the unlabeled 2.002 ac. HOA tract across the road.
8. Show "L" dimension where 10' wide portion of 2.002 ac HOA tract connects to cul-
de-sac bulb of Sundance Dr.
9. Show "L" dimension where 10' pedestrian trail connects to Eagle Pass Dr. on sht 1
of 2.
NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your
next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out
to the City, will constitute a completely new review.

SUBJECT: FINAL PLAT for INDIAN LAKES PH 2 (FP)
Item: Consideration, discussion, and possible action on a Final Plat for Indian Lakes
PH 2 consisting of 39 lots on 96 acres generally located at Arrington Road and Indian
Lakes Drive in the City's ETJ.
Applicant: Paul Clarke, Smiling Mallard Development, LTD.
Staff Recommendations: Staff recommends approval of the Final Plat with the
condition that Staff Review Comments #2 be addressed on the Plat.
Item Summary: This item is for consideration of a Final Plat for Phase 2 of Indian
Lakes Subdivision. This plat includes a portion of Mesa Verde Drive. This
thoroughfare is ultimately to tie-in to SH 6 at the overpass in front of the speedway.
The 100-ft ROW is being dedicated for the ultimate section however, only a rural
section is being constructed at this time. The plat meets all subdivision regulations. All
lots are in excess of the 1-acre minimum.
The plat includes 2 lots labeled "HOA Common Area". The city recognizes common
areas as undevelopable; to be used for the common good of the surround properties.
Such lots cannot get an individual building permit in the City. The County does not
recognize common areas. The County is willing to allow the substandard common area
lots to be platted as shown if the plat contains language to the effect "common areas
will now and forever be barred from being developed".
Comprehensive Plan Considerations:
Land Use Plan: Shown as rural.
Thoroughfare Plan: Mesa Verde Drive is an arterial.
Parkland Dedication: N/A
Open Space Dedication: Common Areas to HOA.
Special Area Plans: None

ENGINEERING
1. The plat shall contain language to the satisfaction of the County concerning the
restriction for developability of HOA common area lots.
2. Easements required on the rear of all lots were left off of Lots 5-8 Block 7 against
the HOA Common Area strip and must be shown. Construction documents
properly showed the easements but the plat did not.

The following is a response to the city review comment letter dated March 24, 2004 for the Final
Plat of Indian Lakes Phase 2:
ENGINEERING
1. HOA Lot 14 does not meet minimum lot width requirement. No variance was
requested.
Lot 14 has been changed to H.O.A. Common Area since it does not meet the
City's lot requirements.
2. Construction documents included Phase V but no Final Plat was submitted.
The Final Plat was submitted on Monday, March 8, 2004.
3. Construction documents show a 20-ft PUE along the rear of Block 7 Plat does not.
The construction documents will be changed to make this revision.
