HomeMy WebLinkAboutStaff Review Comments STAFF REVIEW COMMENTS NO. 1 Project: WILLIAM BROOKE HUNTER ESTATES (PP) - 04- 00500020 ENGINEERING 1. The required ROW for SW Pkwy is 90 feet. A 5 -ft dedication is required on this plat. 2. City Staff has determined that the driveway /roadway location shown along SW Pkwy is the proper location for a future median cut. In our meeting, an access easement on this plat was discussed to provide the current drive to the gas station to the proposed street across Lot 1 since left turns would be eliminated. This is not a requirement of the Subdivision Regulations but is contained in the UDO and would be addressed at Site Plan. 3. As for access along Wellborn, a comment from TxDOT is provided below. A single access for the entire strip along Wellborn would be ideal. 4. The plat needs to show calculated BFE's along the 100 -yr floodplain. 5. If additional water is needed for development of this site, the preferred connection point would be along Wellborn. 6. TxDOT has the following comments: William Brook Hunter Estates - Will require 360' driveway spacing, edge to edge, on FM 2154. 7. Note 4 should reference the UDO. Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city). 5. Developer provides digital AutoCAD 2002 version of plat and /or site plan. Email to rbolin @cstx.gov. 6. Developer provides load data for project. 7. Developer installs street lighting per city specs and design. 8. Developer provides temporary blanket easement for construction purposes. 9. Developer provides easements for electric infrastructure as installed for electric lines (including street lighting).
