Zoning: WPC - Restaurant, Bar / Nightclub are permitted uses.
[Previously Kona Ranch restaurant. SP(98 -438), FP(99 -201)]
/Will need DRB approval...not a minor addition.
Elevations will be required for each side of the building that the addition will be
seen from. Elevations, colors, materials will need to be approved.
Will need revised landscaping plan. Trees being eliminated? Replace caliper for
caliper on site. Is there a way for you to build the deck around the trees? Post
Oaks are very sensitive...
Lighting -must be positioned to reduce glare and undesirable light. No sodium
lights allowed in WPC. Needs to be approved as a part of the architectural
details.
4 All developments adjacent to the creek shall orient a focal point to the floodplain
of the creek and have pedestrian access to the trail system...plans seem to

Show how you are accommodating the proposed trail system...in the dedication
area? The 20' dedication is required with this development. Is a Development
Plat required for the minimum reservation area that was never dedicated? The
minimum reservation area may be dedicated in fee simple or as a drainage and
access easement. (Is development allowed in a drainage and access easement ?)
Is needed to provide area for public improvements on trail system. Variance to
width of dedication area may be required. I believe that the ZBA would hear this
variance.
' The owner may build or deck into the dedication property or floodway. Filling in
the floodway is prohibited. (Appendix A, Wolf Pen Creek Corridor Study) (5.6.2.g?
Doesn't seem to go with what the Master Plan says...)
4 / I think that reclamation is ok in this area, per WPC map.
+ No side setback in WPC.
$ The DRB may waive parking space requirements in WPC if the
development meets the goals of the master plan. Orienting toward creek,
providing pedestrian connections to trail system... !
