PLANNING
1. Please note that for a tree to receive 'protected points' the barricade must be
placed no closer to the tree than at the drip line.
2. Any trees that are required to meet planting requirements must be replaced

the LOMR study that was done to revise the floodplain map to determine the
intent of the revision. This was done due to the inaccuracy of the FIRM. The
working map shows a similar floodplain/ floodway location as shown on your
plans. The Floodplain Administrator is comfortable with this determination.
2. Erosion control is a required component of construction, especially in the
floodplain.
3. Dedication of the drainage and public access easement is required with this
development.

In response to city comments dated January 30, 2004, we hereby request a parking waiver for
the Ozona - College Station located at 520 Harvey Road.
Current requirements for the property as of the current date are 124 spaces. We are requesting a
waiver of 38 parking spaces to accommodate the deck expansion to the side of Ozona Grill.
It is our view that the addition of the deck will add to the beauty of the Wolf Pen Creek master
plan. Creek pathway access facilities will be provided for pedestrians to enjoy the creek from
the deck. These facilities will be in the form of a ramp to the deck, stairway and new
landscaping to enhance the deck itself. In addition the side approach of the restaurant will now
be able to better address the many positive aspects of the Wolf Pen Creek preservation area.

PLANNING
1. Please change the site plan to reflect the current conditions in the area. For
instance, the "footbridge" at the front of the property is not "per WPC Master Plan,"
it is already constructed. Also, if something is already constructed, do not label as
"proposed."
2. Elevations of the rear and side are also required. The one elevation provided does
not show the ramp or a canopy.
3. The number of parking spaces required is 156. You will need a waiver of 32 parking
spaces from the DRB. Please submit a letter addressed to the DRB explaining why
the waiver is needed and how the addition is meeting the intent of the Wolf Pen
Creek district.
4. The minimum reservation dedication is required with this development in the form of
a public access easement and drainage easement. This agreement will need to be
in place prior to final approval of the site plan.
5. Provide a general note on the site plan that all roof and ground- mounted mechanical
equipment shall be screened from view or isolated so as not to be visible from any
public right -of -way or residential district within 150' of the subject lot, measured from
a point five feet above grade. Such screening shall be coordinated with the building
architecture and scale to maintain a unified appearance.
6. Please provide information about any proposed outside lighting in this area. All
lighting and details must be approved by the DRB.
7. Is the deck the only change to the site? Any change to existing landscaping or
irrigation? (The approved plan shows landscaping / irrigation underneath the deck
area.)
8. The location map provided on the plan has the wrong lot highlighted. Please also
state the lot and block on the site plan.
9. Please provide current utility and easement information to insure that the
development will not interfere with the existing conditions.
10. Fire lanes, fire hydrants, etc., must be shown on the plan to insure that there is
adequate fire coverage of the new addition. You are showing the fire hydrant as
"proposed."
11. What is the distance between the ground and the deck? What ground cover will be
used under there?
12.1s any cut /fill proposed with this development? Please provide grading information.
13. Please provide floodway information.
14. There is a 2000 LOMR for this area. Please refer to this document and not to the
1998 Maier study. We will need further information on the floodplain, floodway, and
elevations as they relate to the site.

ENGINEERING
1. A Development Permit will be required for this development. Development Permit
requirements deal with erosion control and floodplain issues.
2. Staff visited the site this week to see how the proposed deck would fit on the site
since no existing contour information has been provided to date. Photographs were
taken and are available if desired. What is of concern is the 4 to 6 foot drop -off this
site would be "filling ". Filling is allowed in the fringe areas. The drop -off area is
obviously a stream flow area.
3. In addition, this site is required to dedicate to the City a Drainage and Access
Easement. Any construction in a Drainage Easement is required to "not impede the
flow ". The profile drawing shows a fire place that would not comply with this
requirement.
4. What I would propose is:
• If the desire is to go out into the drop off area, no fill, just elevate everything
on piers including the fire place above the 100 -yr elevation.
• Or, same as above but relocate the fire place to an area that is not in the
drop off area.
• Please contact me if you would like to discuss further.
5. By the way, the large post oak to the south is practically dead. It appears the plans
incorporate this tree into the deck. Please see photos.
6. You will need to make a provision, as part of the drainage easement to be
dedicated, that the property owner will maintain, mow, trim, etc., the private
property. Drainage maintenance by the City will be only as the City deems
necessary.

Per discussions with the City of College Station Engineer, our civil engineer was told that his
services with regards to this project were not needed. As noted in the comments response the
deck will now be entirely supported on piers.
We will do whatever is necessary to expedite the process through approval. Please give me a
call next week and let me know if what we have sent is sufficient.
We will detail the construction of this project with a full set of architectural CDs when it is required
for building permit.

notation on sheet LS2. These revisions have been clouded for your reference.
