The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review: One (1) complete set of construction documents for the proposed development with the revised site and landscaping plans attached Easement Dedication Sheet and required documents. Please note that the Easement Dedication Sheet and necessary documents are required prior to the issuance of a building permit. If there are comments that you are not addressing with the revised site plan, please attach a letter explaining the details. Additional information will be needed for this review and approval process. PLANNING 1. Provide a general note that all roof and ground-mounted mechanical equipment shall be screened from view or isolated so as not to be visible from any public right- of-way or residential district within 150' of the subject lot, measured from a point five feet above grade. Such screening shall be coordinated with the building architecture and scale to maintain a unified appearance. 2. Per Section 7.5.C - A phase line is required 20-ft. beyond any new amenity. 3. Please be aware that the dumpster must have a minimum access opening of 12 feet (FYI: For bollard placement) 4. Signs are permitted separately. Please refer to Section 7.4 of the Unified Development Ordinance. LANDSCAPING/STREETSCAPING/BUFFER 6. Provide a general note that 100% coverage of groundcover, decorative paving, decorative rock, or a perennial grass is required in parking lot islands, swales and drainage areas, the parking lot setback, rights-of-way, and adjacent property disturbed during construction. 7. According to the College Station Thoroughfare Plan, Holleman Drive is classified as a minor arterial. (Section 7.5.D.a.) One canopy tree for every 25 linear feet of frontage shall be installed. Please make the proper adjustment. 8. The site area calculation for phase one will need to be recalculated as the phase line will be required to be adjusted to 20 feet out. Please adjust landscape legend. 9. The parking spaces that are closest to Richards Street will need to be screened from the R.O.W. 10. It appears that one of the proposed Post Oak trees is right on the R.O.W. line. Please be aware that no plantings are allowed in the R.O.W. without a PIP. 11. Please be aware that all screening shrubs are required to be a minimum 5-gallon shrub and must be three feet in height at the planting stage. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Page 2 of 3 ENGINEERING 1. Please remove detention pond from the ROW. 2. Do the drainage report runoff calculations include the Phase Two development? 3. Please note that you are limited to the 10 year post development flow for discharge into the public storm sewer. As submitted, it appears that you do meet this limitation. Reviewed by: Carol Cotter Date: 01-26-04 ELECTRICAL 1. Developer installs conduit per city specs and design. 2.. Developer provides digital AutoCAD 2002 version of plat and/or site plan. email to rbolin(aJ)_cstx.gov 3. Developer provides load data for project. 4. Developer provides temporary blanket easement for construction purposes. 5. Developer provides easements for electric infrastructure as installed for electric lines (including street lights). 6. Developer installs 1-4" PVC stub out of transformer for future building. Reviewed by: Ronnie Bolin Date: 1-23-04 MISCELLANEOUS 1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced Pressure Principle Back Flow Device, or a Double-Check Back Flow Device, and installed as per City Ordinance 2394. 2. All BackFlow devices must be installed and tested upon installation as per City Ordinance 2394. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Please submit the following information for the construction plans to be stamped approved: Six (6) complete sets of construction documents for the proposed development with the revised site and landscaping plans attached (please submit additional copies for your records).
