Jennifer:
I had a few questions that I was hoping to get clarified regarding the
Landscaping/Streetscaping/Buffer section of the review.
V. According to the College Station Thoroughfare Plan, Holleman Drive
is
classified as a minor arterial. (Section 7.5 D a) One canopy tree for
every
25 linear feet of frontage shall be installed. Please make the proper
adjustment.
Section 7.5 D 1 states "The streetscaping requirements shall be
determined
along all major arterials, freeways, and expressways..." to be one
canopy
tree every 25 ft. Section 7.5 D 2 states requirements for "all other
roadways" to be one canopy tree every 32 ft. It was our interpretation
that
a minor arterial would be considered an "other roadway". Please
clarify if
this is acceptable or if you would like us to categorize it as in
Section
7.5 D 1.
(#7) In reference to the streetscape comment, I stand corrected. Thank
you very much for bringing this to my attention. This requirement has
changed with the adoption of the (UDO) Unified Development Ordinance.
1/32 is correct.
#9. The parking spaces that are closest to Richards Street will need to
be
screened from the R.O.W.
This area between Richards Street and the parking area is currently
heavily
wooded and will remain so until phase 2. The parking would not be

visible
from Richards Street. Any plantings added would only have to be
removed
again during Phase 2. Please advise if the screening is still
necessary.
(#9) 1 did not realize that the phase two portion of the lot was
heavily wooded. If this is the case then the parking screening will not
be required with phase I.
#10. It appears that one of the proposed Post Oak trees is right on
the
ROW line. Please be aware that no plantings are allowed in the ROW
without a PIP.
This is an existing Post Oak currently on the site. Please clarify the
note
based on this information.
(#10) If this is an existing tree located in the ROW, then it cannot be
counted toward the landscape or streetscape calculation.

The 10-ft of ROW was dedicated by plat that was already approved by P&Z. This is now city property and
the developer may not count it toward streetscape points. If the tree is in not in the ROW, then yes it can
count toward your streetscape and landscape points per the ordinance.
Please adjust the site plan to show this as ROW and not proposed.The property line will need to be
adjusted. This will effect your site area calculation if it was not done accordingly the first time for your

Good Morning Jennifer:
I appreciate your quick response to our questions.
I would like to readdress Item #10 again however. You stated that since it
was an existing tree that it could not count toward the streetscape or
landscape requirements.
On page 7-36 of the LIDO, D.Streetscape Requirements 1. c. it states "one
existing tree(minimum four-inch caliper) may be substituted for a new tree.
Existing trees must be of acceptable health, as determined by the
Administrator."
The same statement is made on page 7-37 of the UDO, D. 2. c.
Landscaping requirements have always allowed credit for existing trees as
shown in the UDO under Landscaping Requirements and as scheduled on the
Plant Materials Point Values Chart.
Please explain why this existing tree will not be allowed. This tree is not
in the current right of way line but on a future, proposed right of way
line. We have been careful to grade and design around this tree in order to
save it at the owner's request. I would hate to cut it down so we would have
room to plant a new tree. Please advise.

1. The Detention Pond location was reviewed and deemed acceptable by Kelly Templin prior to the formal
submittal to the City. Please coordinate and advise.
2. Yes, the Drainage Report and the proposed infrastructure accounts fro the imperviousness and flow
patterns of the Phase Two Development.
3. Yes, we have met the state limitation.
Attached please find One (1) complete set of construction documents for the proposed development with the
revised site and landscaping plans attached, for your use. There are no Easements to be dedicated.
