SUBJECT: FOXWORTH SUBDIVISION-ETJ (PP) -Preliminary Plat
Staff reviewed the above-mentioned preliminary plat as requested. The following page
is a list of staff review comments detailing items that need to be addressed. If all
comments have been addressed and the following information submitted by Monday,
February 9, 10:00 a.m., your project will be placed on the next available Planning and
Zoning Commission meeting scheduled for February 19, 2004, 7:00 p.m. in the City Hall
Council Chambers, 1101 Texas Avenue.
Ten (10) copies of the revised preliminary plat; and,
One (1) Mylar original of the revised preliminary plat.
One (1) copy of the digital file of the preliminary plat on diskette or e-mail
to nmanhart@ci.college-station.tx.us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed, your project will be pulled from the scheduled
Planning & Zoning Commission agenda. Your project may be placed on a future
agenda once all the revisions have been made and the appropriate fees paid. If you
have any questions or need additional information, please call Carol Cotter or myself at

ENGINEERING
1. North Graham Road is designated a major collector on the City of College Station
Thoroughfare Plan requiring a ROW width of 70 feet. Please indicate the ROW
width of N Graham Road on the Preliminary Plat, and dedicate one half of any
additional ROW needed to reach 70 feet. Or, you can just dedicate 5 feet along N
Graham.
2. Indicate easements as existing or proposed.
3. Add note regarding lots being served by OSSF.
4. Show front building set back and note side and rear.

5. Along I&GN Rd., need an additional 20' PUE or an agreement from Wellborn SUD
agreeing to share their private easement.
6. Along North Graham Rd., need an additional 20'PUE or an agreement from
Wellborn SUD agreeing to share their private easement.
7. Along South Dowling Rd., need an additional 5' of dedicated ROW.
8. Along South Dowling Rd., need an additional 20' PUE or an agreement from

on Lot 1. This is the line that serves the fraternity house.

SUBJECT: Preliminary Plat for Foxworth Subdivision-ETJ
Item: Consideration, discussion, and possible action on a Preliminary Plat for
the Foxworth Subdivision consisting of 2 lots on 41.493 acres generally located
at the corner of North Graham and South Dowling Roads in the City's ETJ. (04-
00500012)
Applicant: Bill Foxworth, Owner
Staff Recommendations: Staff recommends approval of the Preliminary Plat as
submitted.
Item Summary: This item is for the consideration of a Preliminary Plat for 2 lots
in the City's ETJ. The property is located off Rock Prairie Road between IG&N
Road and South Dowling. Lot 1 consists of 34.3 acres and has frontage on
North Graham and South Dowling. Lot 2 consists of 7.2 acres and fronts on
IG&N Road.
Comprehensive Plan Considerations: North Graham Road is designated a
Major Collector on the City's Thoroughfare Plan. Additional right-of-way for
North Graham is proposed to be dedicated to the City. Right-of-way for South
Dowling and IG&N Roads are also proposed to be dedicated to the County with
this plat. This Preliminary Plat meets the minimum requirements for ETJ
subdivisions.
