PLANNING
1. The title report provided states that the research was conducted for the time between
December 2, 2004 - March 18, 2011. Please revise the report extend within 90 days of the
Final Plat application submittal date, or provide clarification of the document.

2. Please provide documentation for the Memorandum of Amendment mentioned in the title
report.
o Please see attached.
3. Please submit the second page of the TDG Management, L.P. Assumed Name Certificate
showing that Alton Ofczarzak has sole authority to act on behalf of the company. Page 1
shows only the registered agent which is not always the authorized person.

4. There is an easement mentioned in the Nothing Further Letter that is not shown on the Final
Plat. Also, please specify which easements, mentioned in the original title report, are not
applicable to this portion of the property.
o I have requested that the Surveyor Paul Williams. R.P.L.S. contact you & address this
issue.
5. Please remove the zoning information labels from the subject tract and the buffer area.

6. The buffer needs to be removed from the plat document since that is site planning
requirement.

8. Please revise General Note #3 to state that Lots 1 and 2 are zoned PDD Planned

Brandon O'Riley.

12. Please provide documentation showing that Horse Haven Estates Homesowner's
Association has responsibility for the maintenance of Lot 2.

action.

14. Revise the Certificates of Ownership and Dedication to reflect current language found in the
Section 8.8 of the Unified Development Ordinance (UDO). The dedication of greenways
needs to be added, and there is a sentence at the end that is missing.

GREENWAYS
1. FYI... Please provide a detail of the proposed arch at site plan.

2. On the sidewalk cross section, provide language similar to provided sample cross section
that mentions maximum slope, e etc.
o I have revised the plans to show a 2% cross slope for the MUP. I have revised the
contours and the MUP cross section in the profile.
3. Will you be proposing any signage? A curve waming sign and stop sign at Horse Haven
Lane is suggested to promote user safety.
o No sicinage is planned

. Please illustrate proposed cross slope in plan view of the mufti-use path, as to assure the
sidewalk will allow drainage from the adjacent subdivision to drainage across the path and
not pond behind the existing houses.
o Yes 1 have revised the MUP with a 2- percent cross slope and the drainage goes away
from the residential homes lots. please see construction plans.
ase revise your note concerning the sub -grade compaction on both sheets as
compaction should be 98% not 95 %, per BCS Guidelines.

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements.
2. Developer provides temporary blanket easement for construction purposes or provides
descriptive easements for electric infrastructure as designed by CSU for electric lines (where
applicable, including street lights)
3. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer provides 30' of rigid or IMC conduit for riser poles. CSU installs riser.
4. Developer will intercept existing conduit at designated transformers or other existing devices
and extend as required.
5. If conduit does not exist at designated transformer or other existing devices, developer will
furnish and install conduit as shown on CSU electrical layout.
6. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc) per CSU
specs and design.
7. Developer installs pull boxes and secondary pedestals per CSU specs and design (pull
boxes and secondary pedestals provided by CSU).
8. Developer provides digital AutoCAD 2000 or later version of plat and / or site plan. Email to:
ehorton @cstx.gov.
9. Developer provides load data to CSU as soon as it is available to avoid construction delays.
Delivery time for transformers not in stock is approximately 40 weeks.
10. Final site plan must show all proposed electrical facilities necessary to provide electrical
service, i.e. transformer(s), pull box(es), switchgear(s), meter location and conduit routing as
designed by CSU.
