Re: Traffic Impact Analysis for Knightsgate Site Improvements

Dear Josh:
This letter is intended to provide information to you about the proposed traffic conditions for the
above referenced project near the intersection of Harvey Mitchell Parkway and Luther Street in
College Station. According to the City of College Station's Unified Development Ordinance
Section 7.12, if a site generates less than 150 trips during the peak hour a traffic impact
analysis is not warranted.
This property will have four 3 -story apartment buildings totaling 60 multi - family dwelling units.
According to the Trip Generation Report, 8 Edition, published by the Institute of
Transportation Engineers, the maximum peak hour trip rate per dwelling unit for a mid -rise
apartment is 0.44 trips /DU. Therefore, this property will only generate 26 trips during the peak
hour. Based on this information, I conclude that a traffic impact analysis is not needed for this
site.
