Development Permit Fees totaling % % of the total cost of the public infrastructure will be required prior to issuance of the Development Permit. Noted. 2. FYI.... The infrastructure for this phase will not be accepted until Phase 5 infrastructure has been accepted. Noted. 3. Sh.1 — Please show the existing contours for Block 1 Tots. The existing contours for Block 1 lots have been added. 4. Sh.2/ 3 — Note #4 should give the option for cement stabilized subgrade depending on the soil P.I. Note #4 has been revised. 5. Sh.6 — Please label the separation distance at the water /storm crossing. The separation distance has been labeled. 6. Sh. 7 —There are a few locations where it appears that the waterline is not at least 3 -ft. from the storm inlets. The waterline has been adjusted to be at least 3 ft. from the storm inlets. 7. Sh. 7 — At Sta. 1 +76.08, the service should not cross the storm and curve as shown. It may be better to provide single services to Lots 21 & 22. The service has been changed to 2 single services. The service for Lot 22 has curves so that is at the corner of the lot and it connects to the 8" waterline where is it not under the street. 8. Sh. 7 — At Sta. 4 +81.67, please adjust the service lead or provide single leads. Two single leads have been provided. 9. Sh.8 —At Sta. 4 +53, it looks like a 6X6 tee should be specified. The fire hydrant note has been corrected to specify a 6X6 tee. 10. Sh.8 — In plan view, the gate valves should be labeled as "M.J." The gate valve labels have been corrected. 11. Sh. 9 — At Sta. 2 +57.17, please label the stack. The service stack has been labeled. 12. Sh. 9 —The 6 -inch flowlines at MH #17 should be revised. The flowlines at MH # 17 have been corrected. 13. Sh.9 — The 4 -inch drop flowline at MH # 18 should be revised. The 4 -inch drop flowline has been corrected. !o . 3 6 •i 14. Sh.10 - Why is the ASTM D2241 being specified for the Sanitary Sewer where it is crossing under the waterline? It is our interpretation of the TCEQ requirements that the waterline crossing with a non- pressure rated sewerline there should be a joint of sewer line pipe at least 18' in length centered under the waterline. The ASTM -3034 pipe is in 13' lengths. 15. Sh. 10 -The 6 -inch flowline at MH # 19 should be revised. The flowlines at MH # 19 have been corrected. 16. Sh. 10 - The 4 -inch drop flowline at MH #19 should match soffits with the 6 -inch flowline IN. The 4 -inch drop flowline has been corrected. 17. Sh.10 - The 4 -inch drop flowline at MH # 20 should be revised. The 4 -inch drop flowline has been corrected. 18. SS Report - Should the existing Phase 5 & 6 lots be listed under the "Residential Lots (Existing Phases)" column. The existing lot have been moved to the "Residential Lots (Existing Phases)" column. Although only Exhibit 8 was revised, 2 full copies of the report are attached 19. Water Report - Should 71 lots be referenced in the "General Note" paragraph? The number of lots referenced in the "General Note" paragraph has been corrected. 20. Water Report - Please show all referenced lines (i.e. L16 -L20) and nodes in the "Water System Exhibit ". Exhibit A has been revised to consist of 2 pages to show all referenced lines and nodes. 2 full copies of the water report are attached. 21. Drainage Report -The Executive Summary should specify: a. ASTM C76 b. Manning's n Value of 0.012 for smooth HDPE. c. Pipe reduction required for pipes 24" in diameter or Tess. The Executive Summary has been revised to specify ASTM C76, the Manning's value of 0.012 for smooth HDPE and the pipe reduction required for pipes 24" in diameter or less. Two copies of the revised executive summary are attached. 22. Drainage Report - (Appendix D, P. 24) Based on Sect. 9, Table C -5 of the Unified Stormwater Guidelines, it seems like the roughness coefficient for the street gutters should be 0.011. In Section VI: HYDRAULIC DESIGN (Section VI- A -3 -a) of the Unified Stormwater Guidelines it specifies "n" as 0.018 in the Design Procedure for calculating gutter flows in straight crown streets. The "n" value of 0.011 for concrete in Appendix C, Table C -5 is for calculation of street flow travel time in the Time of Concentration Determination. Response to Engineering Comments No. 2 1. Sh. 7 — The single water services for Lots 21 and 22 don't have to be at the lot corners. Please adjust them so they are straight The water services have been adjusted. 2. The cost estimate needs to be revised to reflect the new number of long single service leads. The cost estimate has been revised to reflect the new number of long single services. The number of tees has also been corrected. 2 — 8 "X6" tees and 1— 6 "X6" tee were added to account for the tees at the Fire Hydrants. 3. FYI /Reminder: Additional DP fee will be required before the DP is issued. Noted.
