PLANNING
1. Please indicate how the interior island requirement is being met (180 s.f. for every 15 interior
parking spaces).
2. The rear fences of the units in building 5 seem to interfere with the minimum 4 -foot
landscaped area (or 6 -foot sidewalk) required for 18 -foot spaces. If the "x" line is not
indicating fencing, please disregard comment.
3. Please note the type / location / height of the dumpster screening.
4. Please note that the proposed dumpster location is temporary
5. Please note that any changes made to the plans, that have not been requested by the City
of College Station, must be explained in your next transmittal letter and "bubbled" on your
plans. Any additional changes on these plans that the City has not be made of aware of will
constitute a completely new review.

1. The minimum shrub size to receive landscape points is 5 gallons.
2. A minimum of 1,116 landscape points need to be earned by canopy trees.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a Reduced
Pressure Principle Back Flow Device, or a Double -Check Back Flow Device, and installed
as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City Ordinance
2394.
ENGINEERING COMMENTS NO. 1
1. Please provide a cost estimate, letter of acknowledgement and NOI.
2. Please verify that the previously submitted water, sanitary sewer and drainage reports
are still applicable.
3. FYI... PUE dedications will be required prior to issuance of the Letter of Completion or
Certificate of Occupancy.
4. Sh.2 — Can all the water meters be clustered in a meter bank? This would allow for less
PUE and fewer private lines encroaching in the easements.
5. Sh.3 — Please provide additional silt fencing downstream of proposed water and storm
sewer.
6. Sh.6 — Delete text for 30" storm shown at approximate Sta.11 +75.
7. Sh.6 — Please route waterline over the storm sewer as shown on Sh.9.
8. Sh.6 /9 — The flowlines and finished grades needs to match on both sheets.

9. Sh.7 — The waterline needs to be no deeper than 5 -ft. Please adjust where possible.
10. Sh.9 — Why is the bottom of JB6 shown so deep?

ELECTRICAL COMMENTS REQUIRING IMMEDIATE ATTENTION
1. All easements on site are existing. Electric facilities will be designed within existing
easements.
2. Developer may be responsible for locating easements on site to insure that electrical
infrastructure is installed within easement boundaries.
GENERAL ELECTRICAL COMMENTS
1. Developer installs conduit per CSU specs and design.
2. CSU will provide drawings for electrical installation.
3. Developer will intercept existing conduit at designated transformers or other existing
devices and extend as required.
4. If conduit does not exist at designated transformer or other existing devices,
developer will furnish and install conduit as shown on CSU electrical layout.
5. Developer pours electric device pads or footings (i.e. transformers, pull boxes etc)
per CSU specs and design.
6. Developer installs pull boxes per CSU specs and design (pull boxes provided by
CSU).
7. Final site plan must show all proposed electrical facilities necessary to provide
electrical service, i.e. transformer(s), pull box(es), switchgear(s), meter location and
conduit routing as designed by CSU.
