Particularly, the development site is less than one acre and is also located in the Bee Creek Watershed between Carter Creek and Texas Avenue and is not subject to detention requirements. In addition, the site is currently developed with extensive impervious cover and the proposed redevelopment will result In less impervious surface that currently exists today.
