Subj.. Drainage Analysis - Executive Summary
Whataburger — Restaurant with Drive Thru
City of College Station, Texas
Purpose and Project Location
The proposed Whataburger (fast food restaurant with drive thru) is located near the northwest
corner of William Fitch Parkway and State Highway 6 in College Station, Texas. The subject
property is located directly west from the existing McDonald's on the hard corner. The site is
Lot 4, Block 1 of the Spring Creek Commons development and is approximately 1.06 acres in
size. A copy of the current plat and site plan has been included in the attached Appendix A for
reference. This proposed restaurant is planned to have an approximate 3,325 sf building, 34
parking spaces, a drive thru, associated pavement and underground utilities, and landscaping
improvements. This Executive Summary is intended to address the drainage intent and basis
for the proposed storm sewer design associated with the existing storm sewer system serving
the proposed site.
Design Criteria
Being Lot 4 of the Spring Creek Commons Phase 4 & 5 master planned development, a
Drainage Analysis prepared by Ballard & Braughton Engineering was completed for the
subject site. A copy of this report and the associated drainage area map is included in
Appendix B for reference.
As stated in the report, Lot 4 is designed to have the storm sewer runoff drain to two main
areas, which are both entirely part of the Lakeway Drive — Spring Creek Discharge system:
• Overland flow: Approximately 0.42 acres in developed conditions is intended to
flow via overland flow to the north into existing grate inlets.
• Storm Sewer System: The remaining portion of Lot 4 is intended to drain to an
existing storm sewer stub located to the northwest corner of the property.
