Fire Flow Compliance Memorandum Whataburger — Restaurant with Drive Thru City of College Station, Texas Purpose The proposed Whataburger (fast food restaurant with drive thru) is located near the northwest corner of William Fitch Parkway and State Highway 6 in College Station, Texas. The subject property is located directly west from the existing McDonald's on the hard corner. The site is Lot 4, Block 1 of the Spring Creek Commons development and is approximately 1.06 acres in size. A copy of the current plat has been included in the attached Appendix A for reference. This proposed restaurant is planned to have an approximate 3,325 sf building, 34 parking spaces, a drive thru, associated pavement and underground utilities, and landscaping improvements. This technical memorandum is intended to address the fire flow requirements of the City of College Station, exiting fire hydrant locations, and pressure associated with the existing water system serving the proposed site. Design Criteria Per the City of College Station, the fire flow requirements are based on the total gross area of the structure and type of construction planned for the building. Below are the characteristics of the proposed building: • The proposed building type is VB with A -2 Occupancy; • One Story with approximately 3,325 sf gross area, and • Building is sprinkled. Per Table B105.1 - Minimum Required Fire Flow and Flow Duration for Buildings, out of the International Fire Code dated 2006, this yields a fire flow requirement of 1,500 gallons per minute with a 2 hour flow duration. The minimum pressure allowed during a fire event is 20 psi. Also, per Table C105.1 - Number and Distribution of Fire Hydrants this results in a minimum number of hydrants equal to one with a 500 foot average spacing. 1 Results Please see the attached Appendix B - Fire Flow Key Map and Appendix C — Fire Flow Data as reference. The nearest existing fire hydrants are T -009 and T -050. The City provided fire flow information for these hydrants for our use and is shown in the table below. Also, included in the table is the calculated maximum flow at 20 psi. Conclusion Based on the calculated maximum flow available, as shown above, it appears that the existing water system is adequate to provide the minimum 1,500 GPM flow required for the proposed site. Additionally, a new fire hydrant will be added within the subject lot along the proposed fire lane and the proposed building will be sprinkled. All portions of the building will be located within 250' of the new hydrant and within 150' of the new fire lane.
