Said tract being the same tract of land as described by a Deed to Kenneth C. Tripp and Elizabeth A. Tripp recorded in Volume 8603, Page 110 of the Official Public Records of Brazos County, Texas. Said tract being more particularly described by metes and hounds as follows: BEGINNING at a 5/8 inch iron rod found on the Southeast line of McCullough Road and the East line of a called 5.00 acre tract of land as described by a Deed to Donald Royder and wife, Martha Royder recorded in Volume 6627, Page 107 of the Official Records of Brazos County, Texas. For reference, City of College Station GPS Monument No. 134 bears: S 25° 25' 07" W for a distance of 1488.87 feet; THENCE: N 41° 38' 23" E along the Southeast line of McCullough Road for a distance of 308.74 feet (Deed call and measured distance) to a 16 inch water oak found; THENCE: N 62° 38' 48" E continuing along the Southeast line of McCullough Road for a distance of 43.05 feet (Deed call distance — 43.00 feet) to a '/z inch iron rod found on the West line of a called 1.34 acre tract of land as described by a Deed to Marilyn Greene recorded in Volume 5009, Page 231 of the Official Public Records of Brazos County, Texas; THENCE: S 04° 44' 33" E along the West line of said 1.34 acre tract and the West line of a called 11.18 acre tract as described by a Deed to Walter W. Ruoff, Jr. and wife, Lynn M. Ruoff recorded in Volume 1694, Page 111 of the Official Public Records of Brazos County, Texas for a distance of 744.90 feet to a ''/ inch iron rod set marking the Northeast corner of a called 1.716 acre tract of land as described by a Deed to James Ed Ellis and Genevieve Ellis recorded in Volume 2837, Page 26 of the Official Public Records of Brazos County, Texas. For reference, a 5/8 inch iron rod found marking the South corner of said 11.18 acre tract hears: S 04° 44' 33" E for a distance of 239.98 feet; THENCE: S 68° 12' 51" W along the North line of said 1.716 acre tract for a distance of 294.75 feet (Deed call distance — 301.11 feet) to a ''/ inch iron rod found marking the remainder of a called 10 acre tract of land as described by a Deed to J. H. Royder recorded in Volume 32, Page 136 of the Deed Records of Brazos County, Texas; THENCE: N 03° 05' 33" W for a distance of 244.24 feet (Deed call distance — 238.80 feet) to a '/: inch iron rod found on the South line of said 5.00 acre tract; THENCE: N 57° 12' 12" E along the South line of said 5.00 acre tract for a distance of 21.63 feet (Deed call distance — 21.58 feet) to a '/z inch iron rod found marking the Southeast corner of said 5.00 acre tract; THENCE: N 05° 59' 25" W along the East line of said 5.00 acre tract for a distance of 347.53 feet (Deed call and measured distance) to the POINT OF BEGINNING containing 4.16 acres of land, more or less, as surveyed on the ground June, 2011.
