REVIEW CRITERIA
Compliance with Subdivision Regulations: With the sidewalk waiver that was approved wifi
the Preliminary Plan, the proposed Final Plat is in compliance with the Subdivision Regulations
contained in the Unified Development Ordinance.
STAFF RECOMMENDATIONS
Staff recommends approval of the Final Plat.

The proposed plat does not contain residential uses. Therefore,
no parkland dedication is required or proposed.
No greenway area is required or proposed.
With the waiver approved wits the Preliminary Plan, no sidewalk is
required along McCullough Road.
McCullough Road is a future 2 -lane major collector thoroughfare
that when reconstructed is anticipated to have bike lanes.
Water service is provided by Wellborn Special Utility District and
an 8 -inch and 10 -inch water lines will be constructed to provide
adequate water and fire protection to the property. The applicant
has provided a Letter of Credit in the amount of $29,052 as
financial guarantee for the construction of this water line.
