We have advised Pebble Creek Development Co. that any future improvements will push the overall developed area above 1 acre; thus requiring a regional detention facility to mitigate the increase in runoff due to this and future development. The preliminary location of the regional detention pond is the southeast corner of the remainder tract near the intersection of Lakeway Drive and Venture Drive. The ultimate /final design of the pond shall account for full development of the original 44.16 acre tract. However, the pond shall be constructed in phases to account for the improvements as they are proposed. The detention facility shall be designed and constructed in compliance with the current Unified Stormwater Design Guidelines for Bryan/College Station during each phase. J. Dale Browne Jr. P.E.
