Although the properties currently have the same ownership, they are platted in such a way as that common ownership is not required. The drive that straddles the property line between 6 and 7 is a designated fire lane. Individually, the lots do not have the required fire lane width. It appears you have two options: Replat property as one lot, or provide access easement. I just want to clarify that the only access easement that has been recorded by plat is the 12.5' portion on Lot 7. Lot 6 was not included in the Plat. Please call me if you have any questions. T believe you already have a 12,5' access easement an either side of the property lines between lots 6 & 7. Attached are two plats, one for lots 5 & 6 and then another plat for 7 & 8. 5/6 was filed before 7/8. In platting 7/8, the 25` Private Access Easement was established overlapping 12.5' either side of the common boundary line for 6 & 7, Therefore, the easement between Southwood West and Southwood West is not necessary, nor advised, as later down the road, it will likely create confusion due to the overlap. Jeff and I (owners) ran a market analysis in the predevelopment stage, prior to building design, to attempt, (as was reasonably possible) to determine the mix of possible tenants. We solicit tenants (sometimes many!) but, as is normal, secure usually a small percentage. We have to be opened minded and do our best to satisfy all needs and requirements and as we lease up our mix may change between demands for office, warehouse and retail. The bases of our conversation last Thursday was to devise a master plan that would track our provided parking spaces for the entire project (Buildings A & B) in relation to the spaces used as we secure new tenants and submit their finish out drawings, for permitting. You will find attached an 8 1/2 x 11 Parking Analysis and sheet of the drawings, which shows the leases to date much as we discussed. This format will keep the parking issue resolved. If we sometime in the future appear to run tight on parking requirements we will use space on Lots 7 & 8 (i.e., delete a portion or all of the rear building on these lots, purchase parking land at the rear ofJamison's vacant land to the north of our Lot #5). This was completed on Tuesday, January 6, 2004. Engineering: 1. It is requested that this fire hydrant be left in the island where it is now located. You will note on the drawing this island has been significant Enlarged to provide for better protection. And also this particular drive is not set up for large trucks whereas the next rear island will have significant large truck traffic. 2. Also, during visits on the job site between Steve Smith/Raymond Olson and I the location of this fire hydrant and its present central location seemed to be the best location. 3.
