No, I don't. Although the properties currently have the same ownership, they are platted in such a
way as that common ownership is not required. The drive that straddles the property line
between 6 and 7 is a designated fire lane. Individually, the lots do not have the required fire lane
width. It appears you have two options: Replat property as one lot, or provide access easement.
I just want to clarify that the only access easement that has been recorded by plat is the 12.5'
portion on Lot 7. Lot 6 was not included in the Plat.

Carol: I have been to the Courthouse to pull the Mats for attachment to the easements.
T believe you already have a 12,5' access easement an either side of the property lines
between lots 6 & 7.
Attached are two plats, one for lots 5 & 6 and then another plat for 7 & 8. 5/6 was filed
before 7/8. In platting 7/8, the 25` Private Access Easement was established overlapping
12.5' either side of the common boundary line for 6 & 7,
Therefore, the easement between Southwood West and Southwood West is not necessary,
nor advised, as later down the road, it will likely create confusion due to the overlap.
The Private Access Easement documentation between 4 & x still necessary.

Southwood West (i.e., Jeff McDowell and James Woods) own Lot #8 of Edelweiss
Business Park and the Fedora's own the adjacent Lot 19 to the south. Both parties with
signatures below agree to work together to perform changes necessary to match parking
tot grades between these (2) two lots and the entrance at FM 2154.

Dear Mr. Warren,
I am appreciative of your time on Thursday, December 11, 2003 to discuss
parking requirements.
Jeff and I (owners) ran a market analysis in the predevelopment stage, prior to
building design, to attempt, (as was reasonably possible) to determine the mix of possible
tenants. We solicit tenants (sometimes many!) but, as is normal, secure usually a small
percentage. We have to be opened minded and do our best to satisfy all needs and
requirements and as we lease up our mix may change between demands for office,
warehouse and retail.
The bases of our conversation last Thursday was to devise a master plan that
would track our provided parking spaces for the entire project (Buildings A & B) in
relation to the spaces used as we secure new tenants and submit their finish out drawings,
for permitting. You will find attached an 8 1/2 x 11 Parking Analysis and sheet of the
drawings, which shows the leases to date much as we discussed. This format will keep
the parking issue resolved. If we sometime in the future appear to run tight on parking
requirements we will use space on Lots 7 & 8 (i.e., delete a portion or all of the rear
building on these lots, purchase parking land at the rear ofJamison's vacant land to the
north of our Lot #5).
I feel this was a great solution and am appreciative of your thoughts! If there are
any questions or you require additional information please do not hesitate to call.

In regards to the staff review comments No. 2 on the above- mentioned project, please
find attached the revised SP1, SP2, SP3 and SP4. Also following each item is addressed

Paragraph one:
In regards to the outside lighting it has been disconnected and/or not directed
towards any single- family residence. The required parking has been installed.
Planning:
1. This is on the Cl drawings, which is the way it has always been submitted.
2. The fire lane markings have been reflected on the plans.
3. Corrected shown on SP1
4. This has been corrected.
Landscaping:
1. Reflected on SP4
2. Changed reflected on SP4
Engineering:
1. The TxDot permit application is attached
2. We meet with a Line Designer in from BTU on site, Wednesday, December 10.
We confirmed that the utility easement is 20' total (10' each side of poles). We
discuss building location and height in regards to this also and they saw no
problem with the proposed plans.

Please find attached One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached. Also, please fmd the
check for the $ 200.00 processing fee.
Planning:
�/ 1. This has been corrected on drawing SP -1
` 40 ---2. The painting of the rear wall on Lots 5, 6, 7, and 8 will be done as soon as
weather permits.
J3. We meet with Jennifer Reeves and Lance Simms to review rear lights on back of
back building. They were approved with option to add 1 additional light being
the same. The light at the Southeast of the building, which already had an
extension/blinder, added to it, it was decided that this blinder should be extended
down to approximate bottom of this light. This was completed on Tuesday,
January 6, 2004.
Engineering:
1. It is requested that this fire hydrant be left in the island where it is now
located. You will note on the drawing this island has been significant
Enlarged to provide for better protection. And also this particular drive is not
set up for large trucks whereas the next rear island will have significant large
truck traffic.
2. Also, during visits on the job site between Steve Smith/Raymond Olson and I
the location of this fire hydrant and its present central location seemed to be
the best location.
3. This has been reflected and added on SP -1 and SP -3
The grading plan (civil) and the site plan now reflect the same change.
