The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, January 5, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for Thursday, January 15, 2004, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Two (2) copies of the revised final plat; One (1) copy of the digital file of the final plat on diskette or e-mail to nmanhart ©ci.college - station.tx.us; and The Mylar original of the revised final plat with the owner and County Judge's signatures (will be required after the County's approval). Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will not be scheduled for the Planning & Zoning Commission meeting. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. NOTE: Any changes made to the plans, that have not been requested by the City of College Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional changes on these plans that have not been pointed out to the City, will constitute a completely new review. Remove everything that is not property boundary related; i.e., contours, roadway/ pavement boundary, power lines, fence lines, water meter, trees, ponds, etc. 2. Please revise Vicinity Map. The one provided will not copy well. 3. Include the number of Lots and Blocks in Title Block. 4. Indicate whether drainage easements are public or private. Drainage easements shall be private unless there is a roadway culvert to be maintained by County. Reviewed by: Carol Cotter Date: January 2, 2004 5. Please contact BTU Line Design at 821 -5770 to begin the process to remove the existing lines. The removal of the line should be verified before the final plat is filed. 6. If any BTU electric lines will remain, they will need to be shown encompassed in 20' PUE's (or electric easements) to be given by this plat or by separate instruments. Add landscape buffer to the note of areas to be maintained by HOA. 2. There is a 10' Common Area called out on Lot 6 of Block 1 in the previous location that was shown in the Preliminary Plat. Please rectify. 3. There is a 10' Access Easement called out on Lot 5 of Block 2 in the previous location that was shown in the Preliminary Plat. Please rectify. 4. Remove tree from Lot 5 Block 3. 5. Denote the Lake Area as Common Area. 6. The metes and bounds that surround the property shown on the index sheet are not legible and will not copy well. Please change. 7. Refer to City of College Station Subdivision Regulations - Change the Certificate of County Engineer to Certificate of City Engineer. 8.
