HomeMy WebLinkAboutSTAFF REPORT MEMORANDUM January 6, 2004 TO: Planning and Zoning Commission FROM: Carol Cotter Email: ccotter @cstx.gov SUBJECT: FINAL PLAT for PEACH CROSSING (ETJ) Item: Consideration, discussion, and possible action on a Final Plat for Peach Crossing Subdivision consisting of 48 residential lots on 60.41 acres located at the intersection of Peach Creek Road and Peach Creek Cut -Off in the City's ETJ. (03- 00500313) Applicant: Mark Homeyer, owner Staff Recommendations: Staff recommends approval of the Final Plat with Staff Review Comments No. 2. Item Summary: This item is for the consideration of a Final Plat for a residential subdivision in the City's ETJ allowing for the development of 48 residential lots. The property is located east of the Speedway on Peach Creek Road, at its intersection with Peach Creek Cut -Off. This Final Plat meets the minimum requirements for ETJ subdivisions and is in compliance with the Preliminary Plat that was approved by the Commission on September 4, 2003. Add landscape buffer to the note of areas to be maintained by HOA. 2. There is a 10' Common Area called out on Lot 6 of Block 1 in the previous location that was shown in the Preliminary Plat. Please rectify. 3. There is a 10' Access Easement called out on Lot 5 of Block 2 in the previous location that was shown in the Preliminary Plat. Please rectify. 4. Remove tree from Lot 5 Block 3. 5. Denote the Lake Area as Common Area. 6. The metes and bounds that surround the property shown on the index sheet are not legible and will not copy well. Please change. 7. Refer to City of College Station Subdivision Regulations - Change the Certificate of County Engineer to Certificate of City Engineer. 8. Add Certification of Approval of the Commissioners Court of Brazos County with signature of County Judge. See Brazos County Subdivision Regulations. 9. Remove Approval of City Council certification.
