HomeMy WebLinkAboutSTAFF REPORT MEMORANDUM January 22, 2004 TO: Planning and Zoning Commission FROM: Spencer Thompson Email: sthompson @cstx.gov SUBJECT: REPLAT - UNIVERSITY PARK PH2 BLOCK "V" LOTS 3D and 3C Item: Public hearing, discussion, and possible action on a Replat of a portion of University Park PH2 Block "V" consisting of 2 lots on 2.4 acres generally located at 901 University Drive East. Applicant: Garrett Engineering, as Agent for Owner Staff Recommendations: Staff recommends approval of the Final Plat with Staff Review Comments attached. Item Summary: This item is a Public Hearing. The property owner is resubdividing Lots 3D and 3C. Normally this would be an Amending Plat, however the lot configuration requires the extension of public infrastructure. The last time this was subdivided the required infrastructure was not constructed. This has left some lots in the subdivision without public water and sewer. This situation should be remedied with the replat. Otherwise, all lots meet minimum requirements. Comprehensive Plan Considerations: Land Use Plan: Regional retail, zoned C - 1. Thoroughfare Plan: University drive is a major arterial. Special Area Plans: The subject property lies in the Corridor Overlay District (OV).
