SUBJECT: CASTLEGATE SUBDIVISION SECTION 5, PH 1 - Final Plat
Staff reviewed the above - mentioned final plat as requested. The following page is a list
of staff review comments detailing items that need to be addressed. If all comments
have been addressed and the following information submitted by Monday, January 5,
10:00 a.m., your project will be placed on the next available Planning and Zoning
Commission meeting scheduled for, January 15, 2004, 7:00 p.m. in the City Hall Council
Chambers, 1101 Texas Avenue.
Two (2) copies of the revised final plat;
One (1) Mylar original of the revised final plat; and
One (1) copy of the digital file of the final plat on diskette or e-mail to
nmanhart@ci.college- station.tx. us
Upon receipt of the required documents for the Planning & Zoning meeting, your project
will be considered formally filed with the City of College Station. Please note that if all
comments have not been addressed your project will not be scheduled for a Planning &
Zoning Commission meeting. Your project may be placed on a future agenda once all
the revisions have been made and the appropriate fees paid. If you have any questions

ENGINEERING
1. The ROW for Newark Circle is less than 50 feet. See L15. Minimum Row required is
50 feet.
2. Define PDE to clarify whether it is public or private.
3. Please remove Note 7.
4. Engineering and Development Permit comments to follow under separate cover.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' of rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.

provided by the city.
5. Developer provides digital AutoCAD 2004 version of plat and /or site plan.

SUBJECT: FINAL PLAT for CASTLEGATE SECTION 5, PHASE 1
Item: Consideration, discussion, and possible action on a Final Plat for Castlegate
Subdivision Section 5, Phase 1 consisting of 57 lots on 18.72 acres located off Green's
Prairie Road and Castlegate Drive. (03- 00500308)
Applicant: Wallace Phillips for Greens Prairie Investors, Ltd.
Staff Recommendations: Staff recommends approval of the Final Plat as submitted.
Item Summary: This item is for the consideration of a Final Plat for a residential
subdivision that will allow for the development of 57single family homes. Included in the
development are common areas and a greenway area that encompasses the 100 -year
flood plain located along the northwest property boundary. This Final Plat is in
conformance with the zoning and subdivision regulations and with the Master
Preliminary Plat that was approved by the Commission on December 11, 2003.
Comprehensive Plan Considerations: The Final Plat is in compliance with the Land
Use Plan, which designates the area as Single Family Residential Medium Density (3 -6
DU /acre). The Final Plat is also in compliance with the modified standards approved
with the rezoning, including modifications to standard street widths, sidewalks, lot
dimensions, and setbacks.
Sections 5 will take access from Castlegate Drive, which is designated as a minor
collector on the City's Thoroughfare Plan, and from Green's Prairie Road, which is
designated a minor arterial. This subdivision is located in the Spring Creek Sanitary
Sewer Impact Fee Area 97 -01. Impact Fees will be due at time the Final Plat is filed.
Current fees for this area are $349.55 per Living Unit Equivalent (LUE).

ENGINEERING REVIEW
COMMENTS No. 1
1. Show or note that inlet protection will be installed on all inlets.
2. It is requested that the developer provide extra brick pavers to the City of
College Station for any future repairs to those City Streets involving the
enhanced pavement.
3. The ROW for Newark Circle beginning near Sta 3 +00 is less than 50 feet.

5. Waterline is shown as 6" in profile of Pipe 7 and 8" in plan view. Please
rectify. (Sheet 6)
6. Add air release to high point of waterline W -2. (Sheet 8)
7. Add or revise note regarding utility line crossing to indicate that the
wastewater main shall be embedded in cement stabilized sand for the total
length of one pipe segment plus 12 inches beyond the joint on each end (per
TCEQ regulations).
8. TCEQ requires that soffits of different line sizes match. The 8 -inch and 6-
inch soffits will need to match. (Sheet 12)
9. Per TCEQ regulations, sanitary sewer that is to be later extended shall end in
a manhole. (Sheet 10, S -1)
