PLANNING
Revise Certificates of Ownership and Dedication to add the following "..parks, greenways,
infrastructure, easements... ". In addition, please add the following sentence to the end of each of the
certificates "All such dedications shall be in fee simple unless expressly provided otherwise ".

Please provide a note regarding the waiver that allows up to 100 lots be served by one street
connection to external paved public streets and a Remote Emergency Access.

As outlined in the PDD, please provide a note stating that townhome structures be limited to no more
than 9,000 square feet. In addition, provide a note stating that individual commercial buildings are
limited to no more than 10,000 square feet.

A. Update the vicinity map to show the parkland areas that are being dedicated with this plat.

v6. The common area adjacent to Block 2, Lot 13 and Deacon Drive is not hatched, please revise.
Hatching has been added to the Common Area.
Please label /show the pipeline that goes through the Commercial Tract. A note should be provided
about the clearance of the pipeline.
The pipeline is shown on the plat. A label regarding depth and clearance has been added. A
50' easement centered on the pipeline is shown on the plat. That easement has not yet been
filed, but it being reviewed for approval by Explorer Pipeline. A similar easement is also being
prepared for the CSISD property. Explorer Pipeline currently has a blanket easement that
covers The Barracks II property as well as the CSISD property. E « °�,
The PUE boundary on Lot 1, Block 6 does not close, please revise.

9. Provide metes and bounds description that includes the Parkland being dedicated.
The descriptions are provided with this submittal.

Impact Fee Area 03 -02. As an fyi, this fee is set at $357.74 per LUE.

13. Please contact Jerry Duffey in the Fire Marshall's office for fire related comments.
14. Please note that any changes made to the plans, that have not been requested by the City of College
Station, must be explained in your next transmittal letter and "bubbled" on your plans. Any additional
changes on these plans that the City has not been made aware of will constitute a completely new
review.
15. Please note that you may be required to submit paid tax certificates if they are not current prior to the
filing of your plat.
16. The construction documents and reports are still under review and may affect the plat.
ENGINEERING COMMENTS NO. 1 (Final Plat)
. Please verify that there is at least 5 feet of right of way or easement on either side of normal depth
utilities. Utilities deeper than 6 feet should be 7.5 to 10. There appears to be a few locations
where multiple utilities are located parallel to each other and additional easement width may be
needed.
Adjustments have been made to the utility line locations and easement widths.
Please provide a note on the plat explaining the secondary emergency access as this phase of the
subdivision has greater than 30 lots.

Please provide a note concerning Sanitation and Emergency turn- arounds at the 3 dead ends. I
believe this was discussed and resolved with Sanitation and Fire at the zoning stage. Please
provide correspondence for the file.
No note has been added. The dead end streets were discussed at length prior to zoning
approval by the City Council and again before the Preliminary Plan approval by P &Z.
Both the Sanitation and Fire Departments responded that the plan was acceptable as
presented. This was noted in the staff reports to the two public boards. To the best of our
knowledge, no other correspondence was provided.
Please provide a note on the plat explaining that the private storm water (mitigation)
detention/retention facilities for this phase of the development are located off -site, dedicated by
separate instrument and are to be owned and maintained by the HOA, until which time in the
future the subject area is platted at which time it will be dedicated by plat.

Does the Explorer Pipeline have a formal easement with Volume and Page?
Explorer Pipeline has a blanket easement for the entire tract. As indicated previously, a 50'
wide easement is being routed for approval by Explorer Pipeline that will lift the blanket
easement once it is filed.
FYI - The tract is located in the Steeplechase Sanitary Sewer Impact Fee Area that gravity flows
into the Bee Creek Trunk Line. This respective trunk line's sub -basin currently serves many
developments along FM2818, from areas east of Wellborn Road, to the Carters Creek Wastewater
Treatment Plant. Much of the existing trunk line was constructed in 1973 and was shown to have
