Morgan, Mitchell & Morgan, LLP, Via fax 979.260.3564 FROM: Bridgette George, Assistant Development Manager SUBJECT: AUTUMN CHASE (PP) - Preliminary Plat Staff reviewed the above - mentioned preliminary plat as requested. The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, October 27, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for November 6, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. One (1) copy of the digital file of the preliminary plat on diskette or e -mail to nmanhart @ci.college - station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. As per Section 7.3.B.1.0 Major Collector Streets: No single - family dwelling, townhouse, or duplex shall take direct access to major collector streets. Please consider joint access easements every other lot. 2. As per Section 5.2 Residential Dimensional Standards, Note (E) The minimum lot width for a duplex dwelling may be reduced to 30 feet per dwelling unit when all required off - street parking is provided in the rear or side yard. Please provide rear and side access to Lots 1 -7 of Block 1. Please add a note to the plat to this effect for all but lots 1,2 &3 Block 2. 3. Please remove certificates, not required on preliminary plats. 4. Please enlarge P.U.E. to cover service taps to Lots 1,2,3 &4 Block 2. 5. Lots 3 & 4 of Block 1 do not require side street setbacks. Developer provides 30' of #4 rigid conduit for riser pole(s). Developer installs first 10'. City installs remainder. 3. Developer pours transformer pad(s) per city specs and design. 4. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city). 5. Developer provides digital AutoCAD 2002 version of plat and /or site plan. Developer provides temporary blanket easement for construction purposes. 9. Developer provides easements for electric infrastructure as installed for electric lines (including street lighting).
