The following page is a list of staff review comments detailing items that need to be addressed. If all comments have been addressed and the following information submitted by Monday, October 27, 10:00 a.m., your project will be placed on the next available Planning and Zoning Commission meeting scheduled for November 6, 2003, 7:00 p.m. in the City Hall Council Chambers, 1101 Texas Avenue. Ten (10) copies of the revised preliminary plat; and, One (1) Mylar original of the revised preliminary plat. One (1) copy of the digital file of the preliminary plat on diskette or e-mail to nmanhart@ci.college - station.tx.us Upon receipt of the required documents for the Planning & Zoning meeting, your project will be considered formally filed with the City of College Station. Please note that if all comments have not been addressed, your project will be pulled from the scheduled Planning & Zoning Commission agenda. Your project may be placed on a future agenda once all the revisions have been made and the appropriate fees paid. Please provide copy of access easement 308/906. 2. The blanket easements that exist on the property will have to be released prior to construction of infrastructure and filing of the final plat. 3. You will need a variance for driveway spacing. The proposed Alison Avenue will not meet the opposite right spacing requirement with the planned St. Thomas Aquinas driveway on to North Forest Drive. 4. The proposed sewer relocation redirects against the flow at too great an angle. Please revise. Reviewed by: Carol Cotter Date: October 17, 2003 ELECTRICAL 1. Developer installs conduit as per city specs and design. 2. Developer provides 30' of #4 rigid conduit for riser pole(s). Developer installs first 10'. City installs remainder. 3. Developer installs pull boxes as per city specs and design. (pull boxes provided by the city). 4. Developer provides digital AutoCAD 2002 version of plat and /or site plan. Email to rbolin(a�cstx.gov. 5. Developer installs street lighting per city specs and design. 6. Developer provides temporary blanket easement for construction purposes. 7. Developer provides easements for electric infrastructure as installed for electric lines (including street lighting). 8. Developer is responsible for obtaining a 10' PUE along North Forest Parkway on the Stephen M. Swetish track. Electric service will be provided from electric overhead line extension from the East at Emerald Forest. Development Coordinator City of College Station 1101 Texas Avenue South College Station, TX 77842 RE: Revised Preliminary Plat North Forest Subdivision College Station, Texas Dear Ms. George: Attached are 10 copies of the revised Preliminary Plat, the mylar original of the revised Preliminary Plat, an explanation of the Variance Request, and a $100 check for the Variance Request Fee for the above - mentioned project. A digital copy of the revised Preliminary Plat will be emailed to Nanette Manhart. Revisions have been made per your comments dated October 22, 2003. Please refer to the attached response to the Staff Comments for additional information regarding revisions. The blanket easements will be released as requested. 3. Attached are 10 copies of the Variance Request explanation, as well as a check for $100 to cover the Variance Request Fee. 4. The proposed sewer line relocation alignment has been revised. Electrical: Notes have been included on the plat, including the addition of Note #8. ** *Other Revisions: 1. The storm sewer has been revised due to further drainage analysis. 2. The fire hydrant locations have been adjusted.
