SIGN VARIANCE REQUEST 1 of 2 ZBA - Sign Variance.doc 10/30/2002 SIGN VARIANCE REQUEST The following specific variance from the sign regulations is requested: Add one low profile sign to be erected along Texas Avenue in addition to the existing pylon sign which is being relocated on the site. The ordinance does not allow a property to have both a monument and pylon sign along the same street frontage. Strict enforcement of the ordinance in this case would create the following hardship: The southeastern most drive aisle will not be clearly marked for customer entrance. This variance is necessary due to the following unique and special conditions not generally found within the City: The existing Outback Steakhouse was erected after the Target Store was constructed, obscuring the view of the pylon sign from traffic flow in one direction on Texas Avenue. The following alternatives to the requested variance are possible: The existing pylon sign is being relocated to the center of the Target property. Allowing a height increase of approximately ten feet will allow site identification from traffic flowing in both directions along Texas Avenue. This variance will not be contrary to the general interests of the public by virtue of the following facts: The additional sign will help to improve the traffic flow in and out of the Target property by identifying the driveway entrance.
