The following page is a list of staff review comments detailing items that need to be addressed. Please address the comments and submit the following information for further staff review and approval of the plans: One (1) set of revised construction documents. This needs to be separated into Final Plat infrastructure and Site Plan infrastructure. Cornell is required for the FP, as well as water and sewer to all lots. 2. There are concerns about sewer capacity. The line being extended across Cornell runs approximately 1500 -ft through a duplex subdivision before it joins a larger line. City data shows a 6 -in line coming up between Lots 5 and 6 of Brentwood II, Block 3. This line runs approximately 300 -ft before it joins a larger line. Therefore, Lot 6 of this plat has sewer already. Please confirm whether this line can serve this property. There is an additional 8 -in sewer to the rear (west) that could possibly serve Lot 6. 3. Is adjacent property owner allowing of driveway tie -in to Cornell? 4. Sheet 2: Please show station and pavement widths in transition areas. 5. Sheets 5 and 7: separation distances between public water and sewer appear to be an issue. Separation distances apply to public sewer mains and not laterals. Note on plan /profile sheet where Utility Crossing Detail applies. 6. Cornell is not slated for a Bike Lane. Please see Subdivision Regulations concerning proper roadway pavement section. 7. Include detail concerning Structural Fill Area on utility lines or note at each individual location. 8. Service Line Type I detail. Change lateral line type to SDR -21 or SCH 40. See Spec S.203.5.C.1 9. Sidewalk Adjacent to Curb detail: add 2 -in sand cushion. 10. It appears hydrants are needed along Cornell for fire protection of duplexes. This is a Major Collector. The Fire Marshall will not lay hose across this street. 11. Please include "Permanent Erosion Control Measures" in designing the storm drain system. It appears an energy dissipation device is needed at the end of the 42 -in storm line. 12. HGLs (10, 100) on public storm sewer need to be shown either on the plans or as part of the Drainage Report as per the ordinance. For instance, 10 -yr peak flow for Pipe 5 is 76.72 cfs. However, capacity of a 42" line at 0.36% slope is 56.3 cfs. Answer: Because of the contention with the right -of -way and street designation here we would not recommend constructing any more pavement then absolutely necessary until it is warranted. The 48' paved section does not have to be initially striped with a bike lane and could be striped as 3 or 4 lanes initially. If the City ever extends Cornell and reworks the adjacent section to a 54' paved section, the ROW exists here to allow widening. We do not believe this section of roadway will ever warrant the 54' cross section. It is not prudent to be constructing additional imperious cover given the new NPDES regulations when it may be years before we need this additional pavement. Comment: Include detail concerning Structural Fill Area on utility lines or note at each individual location. Answer: Added. Comment: Service line Type I detail. Change lateral line type to SDR -21 or SCH 40. See spec S.203.5.C.1 Answer: Changed. Comment: Sidewalk Adjacent to Curb detail: add 2 -in. sand cushion. Answer: We have changed our detail to add cement stabilized sand or lime stabilized natural soil. We would rather not use regular sand because it has a tendency to wash out from under the sidewalk. Comment: It appears hydrants are needed along Cornell for fire protection of duplexes. This is a major Collector. The Fire Marshal will not lay hose across this street. Answer: Two fire hydrants have been added. Comment: Please include "Permanent Erosion Control Measures" in designing the storm drain system. It appears there is insufficient cover on sewer line C -1. Minimum slope for 6- in sewer is 0.5 %. Will this allow more cover? Construct MH #1 at existing end of line? Or further back in easement? 2. Are there any water line plan changes? 3. It appears the street is now showing driveways to be constructed? Has the street design changed? 4. Sewer line "A" has insufficient cover. 5. Sewer line "B" has insufficient cover where it crosses the drainage channel. This channel will be regraded when the storm sewer is put in?
