SUBJECT: FINAL PLAT - AUTUMN CHASE (FP)
Item: Consideration discussion, and possible action on a Final Plat for Autumn Chase
Subdivision consisting of 13 residential lots on 8.4 acres located on Cornell Drive
between Brentwood and Manuel. (03- 00500252)

Staff Recommendations: Staff recommends approval of the Final Plat as submitted.
Item Summary: This item is for the consideration of a Final Plat for duplex and multi-
family development. The property to the east of Cornell is zoned R -2 (Duplex
Residential) and to the west of Cornell is zoned R -4 (Multi - Family). The plat consists of
13 residential lots. Lots 1 -7, Block 1 (R -2) are all being developed as duplex lots.
Duplex lots less than 70 -ft wide must provide side or rear parking; see General Notes
on plat. Lots 1 -5, Block 2 (R -4) are being developed as duplex and /or four -piex lots. Lot
6 of Block 2 (R -4) is proposed as a Four -Plex Complex and will have access via a
driveway off of Cornell. Cornell is classified as a major collector. To limit direct access
to Cornell, joint access easements are being established between Lots 2 &3, 4 &5 and
6 &7 of Block 1 and between Lots 2 &3 and 4 &5 of Block 2.
Comprehensive Plan Considerations:
Land Use Plan: The plan shows residential, high density for this area.
Thoroughfare Plan: Cornell is a major collector per the plan, 70 -ft ROW. A previous
applicant requested the reclassification of Cornell to a minor collector but the request
was denied at Council.
Parkland Dedication: Fee in lieu of land approved by Parks Board.
Open Space Dedication: None.
