SUBJECT: TWIN CITY CHURCH OF CHRIST (SP) - Site Plan
Staff reviewed the above - mentioned site plan as requested. The following page is a list
of staff review comments detailing items that need to be addressed. Please address
the comments and submit the following information for further staff review:
One (1) complete set of construction documents for the proposed
development with the revised site and landscaping plans attached.
Easement Dedication Sheet and required documents.
Please note that the Easement Dedication Sheet and the necessary documents are
required prior to the issuance of a building permit. If there are comments that you are
not addressing with the revised site plan, please attach a letter explaining the details. If
you have any questions or need additional information, please call me at 764 -3570.

PLANNING
;/ 1. A Shared Parking Study Form and a Shared Parking Agreement must be on record
prior to Site plan approval.
LANDSCAPING /STREETSCAPING /BUFFER
2. Please note on the site plan that all disturbed earth must be 100% covered with
established grass or groundcover prior to C.O.
3. Dwarf species may not be used as a screening shrub. The plants must be at 3 -ft.
(36 ") in height at planting stage.
4. The proposed ac /units can be seen from the right -of -way. Please provide 5- gallon
screening shrubs 3 -ft. in height.

ENGINEERING
1. Show all easements as existing or proposed.
2. A filed private access easement is required to have fire lane routed through adjacent
property.
3. An easement will need to be dedicated over the fire water line.
4. Show existing and proposed meter locations. They need to be in a PUE.
5. Show water service to the buildings.
6. Specify fire hydrant type or provide a detail.
7. You will need additional cleanouts per the building code.
8. Stormwater discharge will need to be returned to sheet flow.
9. Add erosion control measures to inlet side of discharge structure.

ELECTRICAL
1. Developer installs conduit per city specs and design.
2. Developer provides 30' rigid conduit for riser poles. Developer installs
first 10'. City installs remainder.
3. Developer pours transformer pad(s) per city specs and design.
4. Developer installs pull boxes as per city specs and design.(pull boxes
provided by the city.
5. Developer provides digital AutoCAD 2000i version of plat and /or site plan.

MISCELLANEOUS
1. Irrigation system must be protected by either a Pressure Vacuum Breaker, a
Reduced Pressure Principle Back Flow Device, or a Double -Check Back Flow
Device, and installed as per City Ordinance 2394.
2. All BackFlow devices must be installed and tested upon installation as per City
Ordinance 2394.

Dear Bridgette:
This letter is in response to your comments for the above referenced project. The following
information corresponds to the staff review comments dated October 23, 2003:
Planning (Jennifer Reeves)
1. Please find attached the completed Shared Parking Study Form and the filed Shared
Parking Agreement for this project.
Landscaping /Streetscape (Jennifer Reeves)
;2. Note 14 was added to the General Notes on the Site Plan regarding established
grass.
3. As per our discussion, the dwarf variety of wax myrtle is an approved screening
shrub as per the College Station Plant List. The height of the shrubs has been
revised on the landscaping plan (i.e. height: 30" changed to 36 ").
4. The proposed AC units will be relocated and place on top of the proposed covered
walkway between the two budding. They will not be visible from the R.O.W.
Engineering (Carol Cotter)
1. Note 15 was added to the General on the Site Plan regarding the existing and
proposed easements.
2. The "shared" fire lane with the adjacent property has been in place for at least 15
years. The Twin City Church of Christ provides this shared fire lane for the McCord
building and in return, the McCord property allows shared parking; therefore, we both
"need" each other to remain in compliance with parking and fire code requirements.
3. Please find the easement dedication sheet and associated forms of the proposed
public utility easement for the fire line and water meter. The P.U.E. has been added
to the site plan.

4. The existing and proposed meters have been shown on the site plan and the new
water meter will be within PUE.
5. The water service lines to the existing and proposed building have been shown on
the drawings.
6. Because this hydrant will be located at the end of a line, a "fire hydrant type" was not
designated. A fire hydrant detail has been added to the construction standard
details.
7. Two additional cleanouts have been added to the long run of wastewater service line.
8. The discharge is located at least 15 feet from the property line and the grade
between the discharge point and property line is very flat. Therefore, it is my
professional opinion that the stormwater discharge will return to sheet flow prior to
existing the project.
9. Silt fence is to be place along the property line and down stream of the detention
pond discharge point. As long as the contractor maintains the silt fences, no silt
should be discharged onto the adjacent property owners.
Electrical(Ronnie Bolin)
1. The developer has been informed and made aware of the City's electrical
requirements.
Miscellaneous
1. See Note 1 of the Landscaping Plan.
2. See Note 1 of the Landscaping Plan.
