Jennifer Reeves - Re: Twin City Church of Christ - 810 Southwest Parkway East

Subject: Re: Twin City Church of Christ - 810 Southwest Parkway East
In reference to your questions at our meeting on 5 -20 -03 as well as the two questions below:
• The 250 -ft. arc is from the property line for your shared parking.
• You would not be allowed an additional driveway, however staff is in favor of the existing driveway being relocated to the west end
of the site depending on where the nearest driveway /adjacent driveways to the west of the property.
• All parking spaces along the property lines are considered peripheral parking spaces.
• For the relocation of existing trees with protected points you would be required to provide a letter from a Landscape Architect stating
that the health of the tree's are in good enough condition to survive. You would also be required to note on the approved landscape
plan that in the event that
any of the transplanted trees were to expire that the property owner would be responsible for
replacing the trees caliper for caliper.
• Pete Caler from the Sanitation Department said that he is ok with the existing trash container remaining on the site with the church
expansion.
• For the church to get out of the fence requirement at the rear of the property where the existing fence is located on the adjacent
property is to get the adjacent property owner to provide a letter to the city stating that they understand the fence requirement for
the church and that they would be ok with the church not installing the fence since they already have one. This fence would have to
be at least 6 -ft. in height and a solid fence (chainlink would not work).
• If the existing sign is going to be taken down, then yes it will have to comply with the ordinance. In this case churches are
allowed one low profile sign every 150 ft. of frontage (60 -sf. in area, 4 -ft. in height and 10 -ft. away from the ROW).
We have thought of a couple more questions regarding the development for the above referenced project.
1. If the current sign does not meet the sign requirements, will we have to install one that does comply with
the UDO requirements?
2. This is a "What if' questions. If we did away with the existing driveway, can a new driveway be installed on
the west end of the site? This would allow more distance between our entrance and McCord
Engineering's entrance to the east.

Dear Jennifer:
As per our conversation this afternoon, please find attached a copy of each page of the
construction drawings that had to be revised due to TAS /ADA changes. The primary change is
that a sidewalk had to be provided to the sidewalk along Southwest Parkway. We had to removed
three of the screening shrub, but we are still meeting our points requirements.
If you have any additional question or need any additional information, please do not hesitate to
call.

There are a few issues:
• There is a shed that appears to be in the required buffer yard. A CO can not be issued until this meets
the proper setbacks. If it requires a building permit, it needs to meet building setbacks.
• They need to seed or sod several areas.
• The construction materials /debris need to be removed.
Thanks!
