Drainage Letter
Dear Mr. Gibbs:
Project No.: 50001 -504
We submit this letter as a component of the Site Plan and Development Permit Applications for the
College Station Retail Project proposed within the Tower Point Subdivision. The proposed
improvements include installation of privately maintained utilities to support the development,
14,400 SF retail space, and parking field with landscaping within Lot 13C, Block 3 of this
subdivision. Work on Lot 13A will consist of installation of a perimeter retaining wall and site
grading in preparation for future development. The proposed improvements are consistent with the
Developer's Master Plan and the Preliminary Storm Water Drainage Report for the development as
prepared by William P. Moore & Associates.
A privately maintained storm water drainage system will be provided within the ±3.9 -acre
development to collect surface runoff and covey the discharge to storm sewer inlets as identified in
the Development's Drainage Area Map. All internal storm sewers for this property will be designed
in accordance with the Unified Storm Water Design Guidelines contained within the Site Design
Standards Manual of the City of Bryan and the City of College Station. All storm sewer pipes and
inlets will be designed in accordance with the standards to convey storm water runoff for the 10 -year
storm design event using a minimum time of concentration of 10 minutes.
The grading plan for HEB's property respects the overall development's drainage divides resulting in
the conveyance of runoff from this parcel in accordance with the Master Drainage Plan.
Approximately 3.0 acres of impervious cover is proposed within the development of this parcel,
resulting in an impervious cover value of 0.80 for Lots 13A and 13C of Tower Point Subdivision.

We do not anticipate any adverse affects to the downstream developments since the post - development
storm water runoff for this lot will not exceed the 10 -year storm event design flow presented in the
Tower Point Subdivision Preliminary Storm Water Drainage Report.
