All that certain tract or parcel of land lying and being situated in the Augustus Babille
Survey, Abstract No. 75, in College Station, Brazos County, Texas, being a part of that
24.45 acre tract conveyed to J.L. Gaut by deed recorded in Volume 1850, Page 248 of the
Official Public Records of Brazos County, Texas, being all the land lying between the
new southeast right -of -way line State Highway No. 40, the southwest line of the State
right -of -way for Arrington Road described in Volume 863, Page 231 of the Official
Public Records of Brazos County, Texas, the west line of Arrington Road and that 60.353
acre tract conveyed to Timothy J. Crowley by deed recorded in Volume 5440, Page 147
of the Official Public Records of Brazos County, Texas, and being more particularly
described as follows:
Beginning a TXDOT brass right -of -way marker found set in concrete at the intersection
of the said southeast right -of -way line of State Highway 40 and the southwest line of the
said Gaut tract which is the most northerly corner of the said Crowley tract.
Thence along the southeast right -of -way of State Highway 40 as follows:
N 40° 52' 02" E — 3.15 feet;
N 41° 50' 18" E — 405.80 feet;
N 38° 10' 36" E — 431.38 feet;
N 41° 48' 51" E — 361.08 feet to its intersection with the southwest line of the
said State right -of -way for Arrington Road;
Thence along the said State right -of -way for Arrington Road as follows;
N 87° 23' 08" E — 50.38 feet;
S 47° 36' 52" E — 100.00 feet;
S 23° 53' 41" E — 159.11 feet to the west side of Arrington Road;
Thence S 2° 44' 03" E — 1621.63 feet along the west side of Arrington Road to a fence
corner in the northeast line of the said Crowley tract;

Thence N 48° 44' 58" W — 1391.41 feet along the line between the said Gaut tract and
the said Crowley tract to the Point of Beginning and containing 22.68 acres of land more

Survey, Abstract No. 75, in College Station, Brazos County, Texas, being part of Tract 6
as conveyed to Wellborn Special Utility District by deed recorded in Volume 3991, Page
197 of the Official Public Records of Brazos County, Texas, and a part of that Brazos
County Precinct 1 Volunteer Fire Department tract described in 99 year lease recorded in
Volume 478, Page 86 of the Deed Records of Brazos County, Texas, and being all the
land lying between the new State Highway 40 right -of -way, the old Arrington Road right -
way and the State right -of -way for Arrington Road described in Volume 863, Page 231 of
the Official Public Records of Brazos County, Texas, and being more particularly
described as follows:
Beginning at a concrete right -of -way marker found at the intersection of the southeast
line of State Highway 40 new right -of -way and the said northeast line of State right -of-
way for Arrington Road.
Thence N 41° 48' 51" E — 137.30 feet along the southeast line State Highway 40 right -of-
way to its intersection with the west line of the said Old Arrington Road;
Thence S1° 01' 36" E — 189.56 feet along the west line of the said Old Arrington Road to
a concrete right -of -way marker found at its intersection with the said northeast line of the
State right -of -way for Arrington Road;
Thence N 47° 26' 01" W — 128.90 feet along the said northeast line of the State right -of-
way for Arrington Road to the Point of Beginning and containing 0.20 acres of land more
or less.
