Please keep in mind that staffs responsibility is to provide the Planning & Zoning Commission with all pertinent facts of a development case, but that staff is not acting as an advocate for the applicants. Therefore, it is in the applicant's best interest to send a representative to the Planning & Zoning Commission meeting to speak on behalf of the proposal. This item is scheduled for the Thursday, November 20, 2003 Planning & Zoning Commission Meeting. This meeting will begin at 7:00 P.M. in City Hall Council Chambers. STAFF REPORT Project Manager: Jennifer Prochazka Date: November 11, 2003 Email: jrochazka@cstx.gov Item: Public hearing, discussion, and possible action on a Replat of Lots 5R, 8, 9, 11 & 12 R, Block B of the Eastmark Subdivision Phase 2, and Lots 6R & 7R, Block B of the Allen Honda Subdivision, into Lot 1R, Block 1 of Allen Honda Subdivision, consisting of 12.157 acres, located at the northwest corner of State Highway 6 and Southwest Parkway. Applicant: C.J. Allen, Owner Staff Recommendations: Staff recommends approval of the final plat with the condition that the attached Staff Review Comments # 2 be addressed. Item Summary: This item is for consideration of a replat of Lots 5R, 8, 9, 11 & 12 R, Block B of the Eastmark Subdivision Phase 2, and Lots 6R & 7R, Block B of the Allen Honda Subdivision. The applicant is requesting to combine the above mentioned lots into one 12.157 acre lot. The property is currently zoned C-1, General Commercial. This replat meets zoning and subdivision requirements. Comprehensive Plan Considerations: The Land Use Plan shows this area to be Regional Retail and Office. The property has frontage on Eastmark Drive, Southwest Parkway, a minor arterial on the Thoroughfare Plan, and State Highway 6, a freeway on the Thoroughfare Plan. Item Background: The property was annexed in 1971 and rezoned to C-1 in 1981. These lots were originally platted in 1982 as Eastmark Section 2 and replatted in 1984 as Eastmark Phase 2 and Allen Honda Subdivision. MEMORANDUM November 11, 2003 TO: Planning and Zoning Commission FROM: Carol Cotter Email: ccotter@cstx.gov SUBJECT: FINAL PLAT for SOUTHWOOD VALLEY SECTION 19 Item: Public hearing, discussion, and possible action on a Replat of Lots 4R-A and 5R, Block 14C of Southwood Valley Section 19 located off Longmire Drive bewteen FM 2818 and Airline Drive. (03-00500278) Applicant: State Bank, Owner. Staff Recommendations: Staff recommends approval of the Replat with attached Staff Review Comments No. 2. Item Summary: This item is for the consideration of a Replat of Lots 4R-A and 5R, Block 14C of Southwood Valley Section 19. The owner is requesting to reconfigure the lots in to a larger Lot 5R and a smaller Lot 4R-A. Lot 4R-A will have access to Longmire Drive and the FM 2818 access road by way of existing private access easements. Comprehensive Plan Considerations: The Land Use Plan shows the property as Retail Regional. The current zoning of the property is C-1 General Commercial. Lot 5R fronts on and Lot 4R-A has access to Longmire Drive, which is a major collector on the City's Thoroughfare Plan.
